Bouches-du-Rhône has the highest median country house price in the region, €470,700 in 2025, and even the first decile reaches €300,000. For a gîte, tourist inland communes are the benchmark: a median €544,839 over 2020-2025, after a 29.3% rise between 2021 and 2025, the strongest in the department, while residential coastal communes slipped slightly (-2.8%). A property with several gîtes quickly joins the large-home market, where the department median is €2,254,500, with eight sales in ten between €1,097,500 and €4,000,000.
The Arles area covers the Alpilles, around Saint-Rémy, Les Baux and Maussane, and the Camargue between the two arms of the Rhône and the sea: this is the heart of rural tourism demand, with stone farmhouses (mas) among olive trees and top prices. The Crau plain and the Salon area are more agricultural and offer more land for less. The Aix area, from Sainte-Victoire to the Durance, draws weekend and business guests as well as holiday-makers. High-speed rail stations at Aix-en-Provence and Marseille Saint-Charles, Marseille-Provence airport and the A7, A8 and A54 motorways make the department easy to reach.
The Provençal mas, in stone or lime render, turns its back to the mistral wind; its sheepfolds and barns can house a gîte, subject to permission, as changing the use of a building in farming zones is tightly controlled. Wildfire risk is high in the Alpilles, Sainte-Victoire, the Étoile range and the coastal hills, and clearing scrub around buildings is compulsory. In the Camargue and along the Rhône and the Durance, check flood risk in the report attached to the compromis de vente, the preliminary sale contract. Off mains drainage, the SPANC service inspects the septic system, which must serve every unit. Each gîte is a meublé de tourisme (furnished holiday let) subject to registration. The national online service provided for by the law of 19 November 2024 is not yet in place; its opening is planned for the fourth quarter of 2026. Our guide to converting a barn or sheepfold into a gîte (in French) explains the steps.
Across the department, the median country house sold for €470,700 in 2025 and one sale in ten went above €817,072; a property with gîtes and a pool there costs more. For a tighter budget, look at the Crau, the Salon area or the neighbouring Vaucluse, and budget for notaire fees (in French) from the start.
Nearby towns bring guests beyond summer: weekends, festivals and family visits. Costs remain high (grounds, pool, energy, cleaning, platform fees) and competition is keen. Ask for recent bookings and accounts, then test your assumptions with our holiday rental profitability simulator (in French).
The property is sold through a compromis de vente, then a final deed before a notaire (the notary handling the sale); if the website, customers and name are transferred, that part may be a fonds de commerce (business goodwill) with its own formalities. Our gîte buying guide (in French) recaps the process.
