Between the Loire, the Sologne and the Gâtinais, a gîte for sale in Loiret draws on two kinds of guests: Parisians on weekend breaks and cyclists on the Loire à Vélo route. Orléans and its cathedral, the châteaux of Sully-sur-Loire, Gien and Meung-sur-Loire, the abbey of Saint-Benoît-sur-Loire, the Carolingian oratory at Germigny-des-Prés, Beaugency, the Briare canal bridge and Montargis, known as the Venice of the Gâtinais, mark out the department. The Orléans forest, the Sologne ponds and the Orléans and Briare canals suit walking, fishing and hunting.
Properties often pair a main house with a group gîte, a guest house or units in the outbuildings, sometimes on large wooded grounds; some add event potential or unusual accommodation such as a gypsy caravan. The page is for buyers after a house with gîte, those taking over a trading gîte and owners selling up. Set up an email alert (in French) to follow new properties.

The observatory classes no Loiret commune as tourist inland, so the rural market is the benchmark. The median country house sold for €162,000 in 2025, above the regional median, with €181,000 over 2020-2025 in peri-urban countryside against €140,000 in remote rural areas, where prices were flat between 2021 and 2025. A gîte property belongs to the large-home market: a median of €589,500 over 2021-2025, with eight sales in ten between €400,000 and €1,000,000.
The Loire crosses the department from east to west, from Briare and Gien to Sully-sur-Loire, Orléans, Meung-sur-Loire and Beaugency, along the Loire à Vélo route and the busiest sites. South of the river, the Sologne around La Ferté-Saint-Aubin offers forests, ponds and hunting estates. In the north-east, the Gâtinais around Montargis and the Loing valley combines rivers, canals and villages, closest to the Paris region. The Giennois and Puisaye in the east are more rural. The A10 and A71 serve Orléans, the A19 crosses the north and the A77 links Montargis with Gien and Briare; Orléans and Montargis have trains to Paris.
Expect limestone and flat tiles in the Loire Valley, brick and timber framing in the Sologne, and courtyard farms with large barns in the Beauce and Gâtinais. Levees reduce but do not remove the Loire flood risk, and the Loing has flooded badly around Montargis: read the risk report attached to the compromis de vente (preliminary contract). Clay soils are prone to shrink-swell movement. Outside villages, the private septic system, inspected by the SPANC service, must match guest capacity. Depending on its size, a group gîte may fall under the rules for buildings open to the public: check with the mairie (town hall) before buying. Each unit is a registered meublé de tourisme (furnished holiday let); the national online registration service provided for by the law of 19 November 2024 is not yet in place and is due to open in the fourth quarter of 2026.
The median country house sold for €162,000 in 2025, with one sale in ten above €250,000. A property with a group gîte, converted outbuildings and land moves towards the €589,500 median for large homes. Check what you can borrow with our borrowing capacity calculator (in French), including notaire fees and furniture.
Being close to Paris and Orléans brings family gatherings, weekends with friends and company away-days, especially off-season. A group gîte needs more equipment (kitchen, bathrooms, fire safety) and a careful check of the rules. Ask for the booking history and the declared capacity.
After the preliminary contract, the final deed is signed before a notaire. Check each unit's registration, labels, septic inspection and mandatory surveys; if the customer base and website are transferred, part of the price may be a fonds de commerce (business goodwill). Our complete gîte buying guide (in French) covers each step.
