Between the open Beauce plain and the Perche hills, a gîte for sale in Eure-et-Loir trades first on its closeness to Paris: this is weekend and short-break country for Parisians. Chartres cathedral, a UNESCO World Heritage site, the château and aqueduct at Maintenon, the castle of Châteaudun, Proust's Illiers-Combray, the manor houses of the Perche regional nature park and the Eure and Loir valleys are the main draws, with Percheron horses, walking and farmers' markets on the side.

Typical properties are Perche longères (long, low farmhouses) with one or two separate units, Beauce courtyard farms whose barns can take a group gîte, and character houses in the valleys. The page is for buyers after a house with gîte, those taking over a going concern or creating a gîte from scratch, and owners planning to sell. Where to buy a gîte in Eure-et-Loir (28)

The Perche in the west, around Nogent-le-Rotrou, is the most sought-after setting: hedged farmland, forests, manor houses and old villages within the regional nature park. The Loir valley from Bonneval to Châteaudun and the Eure valley from Chartres to Maintenon and Anet combine rivers, mills and heritage. In the north, the Drouais and Thymerais around Dreux are closest to Paris. The Beauce, an open cereal plain, draws fewer holiday-makers but offers large farmhouses at gentler prices. The A11 motorway runs from Paris to Chartres and Le Mans, the A10 crosses the east and the N12 serves Dreux; Chartres, Dreux and Nogent-le-Rotrou have trains to Paris-Montparnasse.

Converting a longère or farm: what to check

Perche houses combine limestone rubble, rust-coloured sandstone and flat clay tiles; Beauce courtyard farms have vast barns. These volumes can hold several units, but budget for roofing, insulation and utilities, and sometimes a change-of-use permit from the mairie (town hall). Our article on buying versus creating a gîte (in French) and our white paper on setting up a rural gîte (in French) help you decide. Clay soils are prone to shrink-swell movement, and the Eure and Loir valley floors to flooding. Outside villages, the private septic system is inspected by the local SPANC service. Each unit is a registered meublé de tourisme (furnished holiday let), and since the law of 19 November 2024 local councils have more powers. The national online registration service provided for by that law is not yet in place; it is due to open in the fourth quarter of 2026.

Buying a gîte in Eure-et-Loir: your questions

How much does a house with gîte cost?

Start from the median country house, €178,000 in 2025, with one sale in ten above €275,000. A property with one or more gîtes, outbuildings and a large plot moves towards the €650,000 median for large homes in the department. Estimate purchase costs with our notary fee calculator (in French).

Does a gîte near Paris let all year round?

Weekend demand from the Paris region continues through the year, especially in the Perche and around Chartres, but stays are shorter and changeovers more frequent. Group gîtes target family gatherings and company away-days. Ask for the booking history and compare it with real running costs.

What paperwork does a trading gîte sale involve?

The usual French process applies: a compromis de vente (preliminary contract), then the final deed before a notaire, with mandatory surveys and a septic inspection. Check the unit's registration and rating and, if a customer base or website is transferred, the part treated as a fonds de commerce (business goodwill). See our article on gîte formalities (in French).
