With the Brenne, the Creuse valley and George Sand country, a gîte for sale in Indre appeals to guests who come for nature, fishing, birdwatching and literary heritage. The Brenne regional nature park, known as the land of a thousand ponds, George Sand's house at Nohant, the villages of Gargilesse and Saint-Benoît-du-Sault, Argenton-sur-Creuse, Lake Éguzon and the château of Valençay mark out the department.
Properties range from a manor house with gîtes and a pool to a home with two gîtes, estates of several hectares in the Brenne and farms that include a gîte. The page is for buyers after a house with gîte, investors in a gîte complex, those combining farming with hospitality and owners preparing to sell. Indre is the most affordable department in the region: the median country house sold for €95,000 in 2025, on an average plot of 4,049 m², the largest of the six departments. In tourist inland communes the median falls to €81,818 over 2020-2025, but it rose by 14.4% between 2021 and 2025 as green tourism areas gained appeal. A gîte property with a main house, rental units and sometimes several hectares is closer to the large-home market, where the regional median is €588,900 over 2021-2025; Indre has too few sales to publish its own.
In the west, the Brenne around Le Blanc, Mézières-en-Brenne and Rosnay combines ponds, heathland and meadows, drawing anglers, walkers and birdwatchers from spring to autumn. In the south, the Creuse valley from Argenton-sur-Creuse to Gargilesse and Lake Éguzon, and the Boischaut around La Châtre, form George Sand's Vallée Noire: hedged farmland, steep-sided rivers and old villages. In the north, the Champagne berrichonne cereal plain around Issoudun and the Valençay area reach the Cher valley. The A20 motorway crosses the department from Vierzon to Châteauroux and Argenton-sur-Creuse towards Limoges, and the Paris-Orléans-Limoges railway serves Issoudun, Châteauroux and Argenton.
Berry houses combine rendered rubble walls and flat clay tiles, and larger properties often come with barns, stables and cowsheds to convert. A property with a pond needs special checks: its legal status, the dam, water rights and maintenance duties, confirmed with the departmental land office (DDT). The Indre and Creuse valleys are prone to flooding, and the clay of the Champagne berrichonne to shrink-swell movement. Where the gîte belongs to a farm, our article on agritourism and rural tourism (in French) sets out the options. Each unit is a meublé de tourisme (furnished holiday let) registered through the national online service since the law of 19 November 2024; the optional 1 to 5 star rating lasts 5 years (see our article on gîte ratings, in French).
Yes, if you accept works or a quieter area. One country house in ten sells for under €45,328 and the median is €95,000, so a house to convert is within reach of a modest budget. A fully equipped gîte complex with a pool and land is another matter: cost the upgrade before making an offer.
A gîte usually brings a second income rather than a main one. Returns depend on weeks let, the time you give to guests and running costs. Our article on gîte profitability (in French) gives benchmarks; have an accountant check the set-up, especially if tourism is attached to the farm business.
Once the price is agreed, you sign a compromis de vente (preliminary contract), then the final deed before a notaire. Check each unit's registration, labels, the SPANC septic inspection and mandatory surveys. If customers, website and contracts are transferred, part of the price may be a fonds de commerce (business goodwill).
