The Berry master house, built in pale limestone under a roof of flat tile or slate depending on the area, makes up most of Indre's prestige buildings; its volumes stay plain, with regular openings and little ornament. In the Brenne, to the west of the department, the estate is organised differently: a sometimes modest house surrounded by several lakes, with dykes, sluices and fishing huts that form an integral part of the property. Manor houses, rarer here, cluster mainly in the Boischaut, often flanked by a stair tower.
Outbuildings reflect old farming and fishing uses: barns and service wings in the Boischaut, fishing huts and jetties in the Brenne, isolated dovecotes in both territories. Many estates keep a park planted with century-old oaks or lime trees, while Brenne properties open directly onto protected reed beds. Interior layouts tend to stay compact, with lower ceilings than in the grander Loire-valley houses, a modest scale that many buyers find easier to heat and maintain.
The Brenne, a regional nature park nicknamed the land of a thousand lakes, around Le Blanc and Mézières-en-Brenne, concentrates the estates most sought after by shooting and fishing enthusiasts. The Boischaut, towards La Châtre and Nohant, George Sand's countryside, offers master houses in well-preserved rolling hedgerow country. Around Châteauroux and Issoudun, properties sit closer to an urban fabric while keeping a strong rural character; the Creuse valley, further south, remains little known and offers stone residences at very accessible levels.
The department has no TGV station; Châteauroux station provides Intercités links to Paris-Austerlitz, complemented by the A20 motorway, which crosses the department from north to south. The Brenne and the area around Nohant remain the most valued sectors, while the Creuse valley and some cantons in the east of the department offer comparable properties at markedly more affordable levels, often with several outbuildings ready for conversion, an appealing option for buyers planning a gîte or guest-house project.
In the Brenne, Natura 2000 listing and regional nature park status govern the upkeep and use of the lakes, which are subject to precise rules on fishing, draining and shooting; check the permits attached to each stretch of water before buying, since restoring one can represent a significant investment. On a listed master house, sign-off from the Architecte des Bâtiments de France is required for any change to the façades. The SAFER's pre-emption right may also apply to farmland adjoining the estate.
On the technical side, old limestone needs regular checking of pointing and roof watertightness, while the dykes and sluices on Brenne properties require a specific inspection of their structural condition. Have a full survey drawn up by a professional before making an offer, keeping the valuation of the residence separate from that of the lakes, the woodland and the fishing or shooting rights attached to the estate, and confirm whether any lake still carries an active commercial fish-farming lease.
