Three landscapes share the ground for a gîte for sale in Loir-et-Cher: the Loire Valley and its châteaux, the forests and ponds of the Sologne, and the Loir valley with its cave-dwelling hillsides. Chambord, the royal château of Blois, Cheverny, Chaumont-sur-Loire and its international garden festival, Vendôme, Lavardin, Trôo and Montrichard give a rich cultural offer, backed by the Loire à Vélo cycle route, Cheverny and Touraine wines and the Sologne hunting tradition.
Properties range from a small house with one gîte to a property with a separate holiday business, character houses combining a gîte and chambres d'hôtes, mills and homes surrounded by woods and river. The Loire Valley from Mer to Blois and Chaumont-sur-Loire, with Chambord and Cheverny nearby, has the château visitors: strong demand, higher prices. The Cher valley around Montrichard and Saint-Aignan extends this towards Touraine. In the south-east, the Sologne around Romorantin-Lanthenay, Lamotte-Beuvron and Salbris combines forests, ponds and hunting estates, with large wooded properties. In the north, the Loir valley from Vendôme to Montoire-sur-le-Loir, Lavardin and Trôo is more intimate, and the Perche vendômois quieter still. The A10 serves Blois and Mer, the A71 the Sologne and the A85 the Cher valley; Vendôme-Villiers-sur-Loir high-speed station brings the north within easy reach of Paris, and Blois has trains to Paris-Austerlitz. Our article on where to buy a gîte (in French) helps weigh these criteria.
Building styles vary: tufa stone and slate in the Loire and Cher valleys, brick, timber framing and flat tiles in the Sologne, stone and hillside caves along the Loir. In the Sologne, woodland or a pond means regular maintenance costs. In the Loire Valley, levees reduce but do not remove the flood risk: check the flood-prevention plan and the risk report attached to the compromis de vente (preliminary contract). The Loir and Cher hillsides may have underground cavities. Outside villages, the private septic system, inspected by the SPANC service, must cope with all units. Each gîte is a registered meublé de tourisme (furnished holiday let). The national online service provided for by the law of 19 November 2024 is not yet in place; it is scheduled to open in the fourth quarter of 2026. Finally, look at gîte insurance (in French), which differs from standard home cover.
Price depends first on distance from the major châteaux and the size of the grounds. The median country house sells for €145,000 in the department; a property with gîtes, outbuildings and grounds moves towards the €550,000 median for large homes. Plan your funding with our financing plan calculator (in French), including works, furniture and notaire fees.
Yes, for guests who come for nature, fishing, walking and hunting, in spring and autumn as much as in summer. Large properties leave room for several units in the outbuildings, but woods and ponds add to running costs.
Ask for bookings, accounts and guest reviews from recent seasons, and check each unit's registration, labels and rating. The sale ends with the final deed before a notaire; if the customer base, name and website are transferred, part of the price may be a fonds de commerce (business goodwill).
