There is no such thing as a "recreational land price" in the French notarial records: the DVF database records sales of agricultural land, woodland and ponds, and a recreational plot is priced against these three benchmarks, higher or lower depending on what it adds (vehicle access, a water point, fencing, an existing shelter, a village nearby). Bare agricultural land is close to the national median (€5,307/ha), with the median price moving +2.0% between 2020 and 2025. Woodland trades well above the national benchmark (€4,934/ha), and a pond, a much rarer asset, is valued per square metre of water and banks. To compare a listing, bring everything back to the square metre: €5,480/ha of bare land is €0.55/m², against €2.25/m² for a pond. Recreational land, almost always classified as an agricultural or natural zone, generally sells slightly above bare agricultural land; but it usually remains subject to the SAFER land agency's right of pre-emption, and the SAFER may pre-empt with a downward price revision if the price is excessive compared with local land prices. The Sologne, straddling Loir-et-Cher, Loiret and Cher, is the region's great pond country and one of the richest in France: numerous stretches of water surrounded by oak, pine and birch woodland, often sold with a hunting cabin or a fishing hut still in working order and sometimes an old keeper's lodge. The Brenne, in Indre, nicknamed the "land of a thousand ponds", offers a similar type of property further south, with larger ponds surrounded by damp moorland, reed beds, wet grassland and open woods.
In Eure-et-Loir, the Beauce plain, a vast cereal-growing expanse with almost no hedges or woods, leaves little room for recreational land to develop: supply there is limited to a few copses and the Eure and Loir valleys. In Indre-et-Loire and Loiret, the banks of the Loire, the Vienne and the Cher offer valley meadows and woods, while the Perche, to the north, adds rolling hedgerow country with a few ponds.
In the Sologne, the areas around Romorantin-Lanthenay, Lamotte-Beuvron and La Ferté-Saint-Aubin hold most of the ponds, with easy access via the A71 and A10 motorways from Paris and Orléans. In Indre, the Brenne, around Le Blanc and Mézières-en-Brenne, adds to the supply with often more affordable ponds. In Indre-et-Loire, the Loire valley towards Chinon and Loches, and in Loir-et-Cher, the banks of the Cher towards Saint-Aignan, combine woods and riverside meadows. In Cher, the Berry area around Bourges and Sancerre offers hillsides and sloping woodland.
The Beauce, in Eure-et-Loir, remains the most limited area for this type of property, for lack of woods and hedges. By contrast, the game-rich Sologne, close to large hunting estates, and the areas near the tourist stretch of the Loire sell well above the regional average, while the Brenne and the southern Berry remain more affordable.
As everywhere, the local planning document (PLU) governs building possibilities: in an agricultural (A) or natural (N) zone, a chalet or a light leisure dwelling cannot be installed freely. On the ponds of the Sologne and the Brenne, the French water law strictly governs maintenance of the dam and the outlet, periodic draining and sometimes fish farming; several areas are also classified as wetland or Natura 2000, which limits certain works and can slow down a planned renovation. Summer fire risk also exists on the dry moorland of the Sologne.
Water and electricity rarely reach isolated plots in the Sologne forest. On land classified as agricultural, the SAFER land agency may exercise its right of pre-emption, with a risk of a downward price revision if the asking price departs from local land values, which in this region sit roughly at the French median. Finally, check access (rural track, right of way, landlocked parcel) and the exact cadastral area before signing.
