Finding recreational land for sale in Eure-et-Loir (28) usually means moving beyond the Beauce, a near-hedgeless cereal plain where small leisure plots are extremely rare, towards the Perche to the west, with its bocage meadows, beech and oak woods and a handful of sought-after ponds. This page brings together the listings of recreational land for sale in Eure-et-Loir: enclosed valley-bottom meadows, wooded slopes, plots to develop with an old shelter.

You will find price benchmarks drawn from actual sales, the areas where supply is concentrated and the points to watch in this department close to Paris. First read our guide on how to turn agricultural land into recreational land: it explains what the local planning rules allow, and what they do not. A quick check with the town hall can also confirm a plot's exact zoning before you visit.

How much does recreational land cost in Eure-et-Loir (28) in 2025?

There is no such thing as a "recreational land price" in the French notarial records: the DVF database records sales of agricultural land, woodland and ponds, and a recreational plot is priced against these three benchmarks, higher or lower depending on what it adds (vehicle access, a water point, fencing, an existing shelter, a village nearby). The table below gives, for each benchmark, the sales recorded in 2025 in Eure-et-Loir (28), the median price and the range between the first decile (floor) and the ninth decile (ceiling), with the national figure for comparison.

Price benchmarks for recreational land in Eure-et-Loir (28) (DVF 2025)
DVF 2025 benchmarkSalesMedian priceRange (P10 – P90)France median
Bare agricultural land (€/ha)213€8,300/ha€6,000/ha – €12,000/ha€5,307/ha
Woodland (€/ha)46€6,263/ha€3,578/ha – €11,541/ha€4,934/ha
Pond (€/m²) *55€2.25/m²€1.18/m² – €6.19/m²€2.54/m²

Bare agricultural land is well above the national median (€5,307/ha), with the median price moving +6.7% between 2020 and 2025. Woodland trades well above the national benchmark (€4,934/ha), and a pond, a much rarer asset, is valued per square metre of water and banks. To compare a listing, bring everything back to the square metre: €8,300/ha of bare land is €0.83/m², against €2.25/m² for a pond. Recreational land, almost always classified as an agricultural or natural zone, generally sells slightly above bare agricultural land; but it usually remains subject to the SAFER land agency's right of pre-emption, and the SAFER may pre-empt with a downward price revision if the price is excessive compared with local land prices. These benchmarks therefore also help you avoid paying a price the SAFER would challenge.

What makes recreational land for sale in Eure-et-Loir specific

Beauce, Perche, Drouais: three very different landscapes

The Beauce, covering most of the department, is an open plain of large-scale farming where fields are measured in tens of hectares: recreational land is marginal there, when it exists, in the form of a leftover agricultural strip or a wooded verge. The Perche, to the west, around Nogent-le-Rotrou and Thiron-Gardais, brings back the bocage: hedge-lined meadows, small beech and oak woods, and a few isolated ponds in the valley bottoms. These Perche parcels, often split among several heirs, contrast sharply with the vast fields of the neighbouring Beauce.

The Drouais, in the north-east, around Dreux and its state forest, offers broadleaf woods sought after for hunting and walking, along with meadows along the Blaise and the Eure. Ponds remain exceptional in the department and, when they come up for sale, trade at a level well above simple meadows or woodland.

Where to look: the Perche, the Eure and Avre valleys, the Drouais

The Perche, from Nogent-le-Rotrou to Brou and La Loupe, holds most of the department's wooded and bocage non-constructible land, with a few highly sought-after ponds around Thiron-Gardais and Rémalard. The Eure valley, between Chartres and Maintenon, and the Avre valley, towards Nonancourt, offer riverside meadows and wooded hillsides. The Drouais, around the Dreux forest and the Senonches forest, attracts buyers of mature woodland. Chartres, the prefecture served by TER trains to Paris-Montparnasse, remains the central landmark, even though the nearest TGV stations are at Vendôme-Villiers in Loir-et-Cher or at Massy, outside the department. Small clusters of leisure plots also appear around Illiers-Combray and Bonneval, where the bocage briefly reappears within the Beauce.

The most sought-after, and therefore most expensive, areas lie in the wooded Perche and along the Eure and Avre valleys, close to Paris. The Beauce, by contrast, remains ill-suited to recreational land, more for lack of suitable supply than for its price, a gap that is unlikely to close given the department's proximity to Paris.

Points to check before buying recreational land in Eure-et-Loir

Nearly all the plots on offer fall under the local planning document in an agricultural (A) or natural (N) zone, where any new building is in principle excluded: a cabin, a chalet or a light leisure dwelling cannot be installed freely, and parking a caravan or mobile home long-term is regulated. Any existing shelter should be checked for proper authorisation before buying. Also check access to the plot (rural track, right of way, landlocked risk), the presence of water and electricity, often absent far from villages, and flood-zone status along the Eure, the Avre or the Loir. A brief visit to the town hall's planning department is often the quickest way to confirm a parcel's zoning before making an offer.

On land classified as agricultural, the SAFER land agency may exercise its right of pre-emption, with a risk of price revision if it strays too far from local land values, which run particularly high in the Beauce. A pond requires checking its status under the French water law and the condition of its structure. Finally, ask for the exact cadastral area and whether the boundaries have been surveyed before committing.
