Bare agricultural land is well below the national median (€5,307/ha), with the median price moving +5.5% between 2020 and 2025. Woodland trades close to the national benchmark (€4,934/ha), and a pond, a much rarer asset, is valued per square metre of water and banks. To compare a listing, bring everything back to the square metre: €4,500/ha of bare land is €0.45/m², against €2.25/m² for a pond. Recreational land, almost always classified as an agricultural or natural zone, generally sells slightly above bare agricultural land; but it usually remains subject to the SAFER land agency's right of pre-emption, and the SAFER may pre-empt with a downward price revision if the price is excessive compared with local land prices. The Brenne, in the west-centre of the department, is a land of ponds unlike any other in France: several thousand bodies of water, often fringed with reedbeds, surrounded by wet meadows and heather moor. The most affordable areas lie in the Champagne berrichonne to the north, where leisure supply is limited but faces little competition, and in the Boischaut to the west. Plots with a pond in the Brenne, particularly sought after, sell above the level of plain meadows, without reaching the prices seen in neighbouring regions. Smaller pockets of meadows and woods also appear near La Châtre and Le Blanc, where prices stay close to the departmental average.
The large majority of plots are classified as agricultural (A) or natural (N) zones, especially within the Brenne regional nature park, where building and wetland-protection rules are strict: a cabin, a chalet or a light leisure dwelling cannot be installed freely, and parking a caravan long-term is regulated. Any existing shelter should be checked for proper authorisation. Check access (rural track, right of way, landlocked risk), the presence of water and electricity, rare outside villages, and wetland or Natura 2000 status, common around the Brenne ponds.
On agricultural land, the SAFER land agency may exercise its right of pre-emption, with a risk of price revision if it significantly exceeds local land values, already well below the French median. A pond requires knowing its status under the French water law, the condition of the dam and outlet, and the maintenance duties resting on the owner. Finally, ask for the cadastral area and whether the boundaries have been surveyed.
