What makes recreational land for sale in Indre-et-Loire specific

Valleys, hillsides and the Chinon forest: Touraine's plots

In Indre-et-Loire, the typical recreational plot is a meadow in a valley bottom, along the Loire, the Cher, the Indre or the Vienne, sometimes on sandy soil left by former shifts in the riverbeds. The hillsides above these valleys still carry, in places, cleared vineyard land, converted into meadows or scrubland, around Vouvray, Bourgueil or Chinon. The large Chinon forest to the south-west, and the smaller woods of the Véron and the Gâtine tourangelle, round out the supply of mature woodland and coppice. Some of these cleared vineyard plots retain planting rights that can interest a buyer hoping to recreate a small family vineyard.

Ponds remain rare in the department, generally small, formed from old gravel pits or enlarged valley-bottom ponds; they sell case by case, without forming a real market segment as in the neighbouring Sologne or Brenne. A handful of these ponds are converted gravel pits now used mainly for fishing rather than swimming.

Where to look: the Véron, the Gâtine tourangelle, the Vienne valley

The Véron, between the Loire and the Vienne around Candes-Saint-Martin and Avoine, offers riverside meadows and woods. The Gâtine tourangelle, to the north-west towards Château-la-Vallière, keeps a more enclosed bocage and oak woods. The Vienne valley, from Chinon to L'Île-Bouchard, adds converted vineyard hillsides and alluvial terraces. Around Tours, served by the Atlantic TGV at Saint-Pierre-des-Corps, plots become scarcer and prices approach those of the outer Paris region. A few plots also come up around Loches and the Lochois, away from the busiest Loire tourist routes, a detail worth confirming with a local notary.

The most affordable areas lie in the north-east of the department, towards Château-Renault and the border with Loir-et-Cher, where the bocage gives way to more open land. Riverside meadows near the Loire's tourist routes, along with the rare ponds, sell above the departmental average, especially in the more remote hamlets away from the main valley roads.

Points to check before buying recreational land in Indre-et-Loire

Most plots on offer are classified as agricultural (A) or natural (N) zones under the local planning document, which in principle rules out any new building: a cabin, a chalet or a light leisure dwelling cannot be installed freely, and a mobile home or caravan cannot be parked long-term without authorisation. Check whether any existing shelter was properly authorised, access to the plot (rural track, right of way, landlocked risk), and the presence of water and electricity, often absent outside villages. Flood-zone status along the Loire, the Cher or the Vienne deserves particular attention. This is particularly relevant near the department's protected river corridors.

On land classified as agricultural, the SAFER land agency may exercise its right of pre-emption, with a risk of price revision if it strays too far from local land values. Old cleared vineyard land may still be subject to replanting rules; check before any project. Finally, ask for the exact cadastral area and whether the boundaries have been surveyed.
