Recreational land for sale in Loir-et-Cher (41) is most often found in the Sologne, a land of hunting forests, ponds and heather moor, or in the more bocage-like Perche vendômois to the north-west. This page brings together the listings of recreational land for sale in Loir-et-Cher: wooded plots with a pond, bocage meadows, hunting or fishing land.

You will find price benchmarks drawn from actual sales, the areas where supply is concentrated and the points to check before buying in an agricultural or natural zone. Read our guide on how to turn agricultural land into recreational land: it explains what the local planning rules allow, and what they forbid. A Sologne landowner can usually confirm whether their woodland is fenced and suited to hunting.

How much does recreational land cost in Loir-et-Cher (41) in 2025?

There is no such thing as a "recreational land price" in the French notarial records: the DVF database records sales of agricultural land, woodland and ponds, and a recreational plot is priced against these three benchmarks, higher or lower depending on what it adds (vehicle access, a water point, fencing, an existing shelter, a village nearby). The table below gives, for each benchmark, the sales recorded in 2025 in Loir-et-Cher (41), the median price and the range between the first decile (floor) and the ninth decile (ceiling), with the national figure for comparison.

Price benchmarks for recreational land in Loir-et-Cher (41) (DVF 2025)
DVF 2025 benchmarkSalesMedian priceRange (P10 – P90)France median
Bare agricultural land (€/ha)173€4,647/ha€3,000/ha – €7,996/ha€5,307/ha
Woodland (€/ha)70€6,355/ha€3,415/ha – €11,300/ha€4,934/ha
Pond (€/m²) *55€2.25/m²€1.18/m² – €6.19/m²€2.54/m²

Bare agricultural land is below the national median (€5,307/ha), with the median price moving +16.2% between 2020 and 2025. Woodland trades well above the national benchmark (€4,934/ha), and a pond, a much rarer asset, is valued per square metre of water and banks. To compare a listing, bring everything back to the square metre: €4,647/ha of bare land is €0.46/m², against €2.25/m² for a pond. Recreational land, almost always classified as an agricultural or natural zone, generally sells slightly above bare agricultural land; but it usually remains subject to the SAFER land agency's right of pre-emption, and the SAFER may pre-empt with a downward price revision if the price is excessive compared with local land prices. These benchmarks therefore also help you avoid paying a price the SAFER would challenge.

What makes recreational land for sale in Loir-et-Cher specific

Sologne, Perche vendômois, Beauce: three very distinct areas

The Sologne, in the south and east of the department, is the most sought-after area: oak and pine forests on sandy soil, heather and broom moorland, and a large number of ponds, often privately owned, fringed with reedbeds. This Sologne, around Romorantin-Lanthenay and Salbris, holds most of the department's large hunting estates. The Perche vendômois, to the north-west, brings back a more classic bocage, with hedge-lined meadows and beech woods. Some Sologne hunting estates have stayed within the same family for several generations, which limits how often they reach the open market.

To the north, the Beauce unrolls its cereal plain with almost no leisure plots, the land being entirely devoted to large-scale farming. The Loir and Cher valleys, which cross the department from west to east, add riverside meadows and wooded hillsides, notably around Vendôme and Blois.

Where to look: Sologne, Perche vendômois, the Loir valley

The Sologne, around Romorantin-Lanthenay, Salbris and La Ferté-Saint-Cyr, offers the widest choice of woodland with a pond in the department, amid a landscape of moorland and fenced private forests. The Perche vendômois, towards Mondoubleau and Savigny-sur-Braye, offers more affordable meadows and woods. The Loir valley, from Vendôme to Montoire-sur-le-Loir, adds riverside plots and vineyard hillsides. Vendôme, served by the Atlantic TGV to Paris-Montparnasse in under an hour, and Blois, linked by TER, remain the department's two landmarks. A few plots also appear around Mer and Chambord, at the edge of the Sologne's most protected forest areas.

The most affordable areas lie in the Perche vendômois and the north of the department, towards the Beauce, where leisure supply remains limited but faces little competition. Sologne woodland with a pond, highly sought after for hunting, sells well above the departmental average, sometimes matching prices seen in the neighbouring Sologne du Loiret. Communes near the border with the neighbouring Loiret, also within the Sologne, follow a broadly similar price pattern, a pattern buyers should keep in mind when comparing listings across the border.

Points to check before buying recreational land in Loir-et-Cher

Most plots are classified as agricultural (A) or natural (N) zones, particularly in the Sologne where wetland and pond-protection rules are strict: a cabin, a chalet or a light leisure dwelling cannot be installed freely, and parking a caravan or mobile home for an extended period is regulated. Any existing hunting shelter should be checked for proper authorisation before buying. Check access (rural track, right of way, landlocked risk), the presence of water and electricity, rare deep in the forest, and flood-zone status along the Loir or the Cher.

On land classified as agricultural, the SAFER land agency may exercise its right of pre-emption, with a risk of price revision if it significantly exceeds local land values. A pond requires knowing its status under the French water law, the condition of the dam and outlet, and the maintenance duties resting on the owner. Finally, ask for the exact cadastral area and whether the boundaries have been surveyed. A local gamekeeper can sometimes provide useful background on a parcel's hunting history before you buy.

Listings of recreational land in Loir-et-Cher published on ma-propriete.fr come from private sellers, estate agents and notaries. Filter by area, price and the presence of a pond, then set up an e-mail alert to be notified of new plots. You can also widen your search to recreational land for sale in Centre-Val de Loire A local agent can also point out which communes currently have the widest choice of fenced hunting land Buyers comparing several communes often find that prices vary noticeably even within the same forest massif.
