Bare agricultural land is well below the national median (€5,307/ha), with the median price moving -13.7% between 2020 and 2025. Woodland trades close to the national benchmark (€4,934/ha), and a pond, a much rarer asset, is valued per square metre of water and banks. To compare a listing, bring everything back to the square metre: €3,728/ha of bare land is €0.37/m², against €2.54/m² for a pond. Recreational land, almost always classified as an agricultural or natural zone, generally sells slightly above bare agricultural land; but it usually remains subject to the SAFER land agency's right of pre-emption, and the SAFER may pre-empt with a downward price revision if the price is excessive compared with local land prices. The Beaujolais, in the north of the department, alternates vine-covered hillsides with woodland or scrub plots at the edge of the vineyards, sometimes former vines pulled up and turned into meadow. The Monts du Lyonnais, to the south-west, offer a more classic bocage landscape, meadows lined with hedges and small deciduous woods, a legacy of farming that is still present. These plots, often sold as non-constructible land, suit simple recreational use: grazing, a vegetable garden, beehives.
Ponds remain exceptional in Rhône: a few isolated stretches of water at the eastern edge of the department, towards the fringe of the Dombes, or old farm reservoirs in the Monts du Lyonnais. A plot sold with a cabin or an old vine hut needs its legal status checked before you buy, as such structures are rarely regularised.
The Beaujolais, around Belleville, Beaujeu and Villefranche-sur-Saône, holds most of the accessible hillsides and woods, helped by the A6 motorway and the TGV from Lyon-Part-Dieu in under an hour. The Monts du Lyonnais, around Saint-Laurent-de-Chamousset and Sainte-Foy-l'Argentière, offer more affordable meadows and woods, away from the main roads. The Rhône valley, to the south, around Condrieu and Givors, offers steep hillside plots in natural zones, valued for the view but constrained by the slope. The most affordable areas remain the northern Beaujolais, beyond Beaujeu, and the parts of the Monts du Lyonnais furthest from the roads to Lyon. By contrast, hillsides closest to the Lyon conurbation and the rare plots with a water feature sell well above the departmental average, and buyers who want a genuinely quiet setting usually need to move away from the Saône-Rhône corridor altogether.
As everywhere, reading the local planning document (PLU) shapes any project: in an agricultural (A) or natural (N) zone, no new building is in principle allowed, and a chalet, a light leisure dwelling or a mobile home cannot be installed without authorisation. On a former vine plot, check there is no residual AOC constraint and the actual condition of the soil after the vines were pulled up. Access is a sensitive point on the steep hillsides of the Beaujolais and the Rhône valley: rural track, right of way, risk of a landlocked plot on isolated sloped land.
Proximity to the Lyon metropolitan area exposes these plots more to speculation and to SAFER pre-emption on farmland, with the price revised if it strays from the local price of farmland. Flood zones along the Rhône and the Saône, as well as Natura 2000 areas in the Monts du Lyonnais, need to be checked before any purchase, and any existing outbuilding on a hillside plot should be checked for proper authorisation before it is counted as an asset.
