Looking for recreational land for sale in Puy-de-Dôme (63) means looking at a department of volcanic mid-mountain terrain, between the Chaîne des Puys, the Combrailles and the Livradois-Forez, where small agricultural and forest plots remain plentiful despite the relief: grazing meadows in the Combrailles, fir and beech woods in the Livradois-Forez, and the occasional pond tucked in a valley bottom towards the Limagne plain. On this page, ma-propriete.fr gathers the listings of recreational land for sale in Puy-de-Dôme: a mountain meadow, a wooded slope, a plot with a cabin or an old barn to renovate.

You will find price benchmarks drawn from actual sales, an overview of the areas where these plots are concentrated and the points to check that are specific to a mid-mountain department. Before you plan anything, read our guide on how to turn agricultural land into recreational land: it explains what the local planning rules genuinely allow in an agricultural or natural zone.

How much does recreational land cost in Puy-de-Dôme (63) in 2025?

There is no such thing as a "recreational land price" in the French notarial records: the DVF database records sales of agricultural land, woodland and ponds, and a recreational plot is priced against these three benchmarks, higher or lower depending on what it adds (vehicle access, a water point, fencing, an existing shelter, a village nearby). The table below gives, for each benchmark, the sales recorded in 2025 in Puy-de-Dôme (63), the median price and the range between the first decile (floor) and the ninth decile (ceiling), with the national figure for comparison.

Price benchmarks for recreational land in Puy-de-Dôme (63) (DVF 2025)
DVF 2025 benchmarkSalesMedian priceRange (P10 – P90)France median
Bare agricultural land (€/ha)243€3,700/ha€2,039/ha – €9,000/ha€5,307/ha
Woodland (€/ha)150€4,806/ha€1,910/ha – €9,392/ha€4,934/ha
Pond (€/m²) *313€2.54/m²€1.03/m² – €6.90/m²€2.54/m²

Bare agricultural land is well below the national median (€5,307/ha), with the median price moving +1.1% between 2020 and 2025. Woodland trades close to the national benchmark (€4,934/ha), and a pond, a much rarer asset, is valued per square metre of water and banks. To compare a listing, bring everything back to the square metre: €3,700/ha of bare land is €0.37/m², against €2.54/m² for a pond. Recreational land, almost always classified as an agricultural or natural zone, generally sells slightly above bare agricultural land; but it usually remains subject to the SAFER land agency's right of pre-emption, and the SAFER may pre-empt with a downward price revision if the price is excessive compared with local land prices. These benchmarks therefore also help you avoid paying a price the SAFER would challenge.

What makes recreational land for sale in Puy-de-Dôme specific

Combrailles meadows, Livradois-Forez woods and scarce ponds

Puy-de-Dôme is first of all a department of meadow land, shaped by long-standing cattle farming: plots enclosed by low hedges in the Combrailles, to the west, or more open on the Dômes plateau and in the Limagne plain. These meadows, often sold as non-constructible land, make up most of the supply for buyers seeking a simple base with no building project. The Livradois-Forez, to the east, adds a strong forest dimension: fir, beech and spruce stands covering the slopes, used for firewood or kept as hunting reserves.

Ponds, on the other hand, remain scarce in the department: a few enlarged farm ponds in valley bottoms in the Combrailles, an isolated pond in the Livradois, often the remnant of an old fish farm or an agricultural reservoir. A plot with water and electricity is far from standard outside the villages, and an existing cabin on a plot always deserves checking before you buy.

Where to look: Combrailles, Chaîne des Puys, Livradois-Forez

The Combrailles, west of the department around Pontgibaud, Pontaumur and Saint-Gervais-d'Auvergne, offer the densest bocage and the most accessible meadows, on still moderate terrain. The Chaîne des Puys and the Sancy massif hold steeper mountain plots, high-altitude meadows and conifer woods, sought after for their proximity to ski resorts and hiking trails. To the east, the Livradois-Forez, around Ambert and Cunlhat, holds the largest share of the department's woodland, on mid-mountain terrain less sought after than the Chaîne des Puys. Clermont-Ferrand, reached by Intercités trains from Paris, remains the central landmark: plots become scarcer the closer you get to it.

The most affordable areas lie in the Combrailles and the Livradois-Forez, where the supply of meadows and woods stays wide and pressure on land is moderate. Close to the Chaîne des Puys and the busiest massifs, prices move much closer to the regional average, driven by tourist and residential demand.

Points to check before buying recreational land in Puy-de-Dôme

The first step is to read the commune's local planning document (PLU): in an agricultural (A) or natural (N) zone, which cover most of this mountain department, no new building is in principle allowed, and a cabin, a chalet or a light leisure dwelling cannot be installed freely. The terrain calls for extra checks: a sloped access, a rural track usable all year, a right of way over a landlocked plot. Water and electricity remain rare outside connected hamlets, which needs to be planned for even for a modest project.

On parcels classified as agricultural, SAFER may exercise its right of pre-emption, with the price revised downward if the asking amount strays too far from the local price of farmland. Natural hazard zones, rockfalls or runoff on steep slopes, need to be identified before any purchase in the mountains. Finally, ask for the exact cadastral area: on plots as fragmented as the Combrailles meadows often are, gaps between advertised and actual area are common.
