Looking for recreational land for sale in Gers (32) means travelling through a department of rolling hillsides, between the wine-growing Armagnac area to the west, the arable Lomagne to the north-east and the more undulating Astarac to the south, on the edge of the Pyrenees. Plots here are mostly hillside land, meadows in small valley bottoms and, more rarely, small oak or chestnut woods. On this page, ma-propriete.fr gathers the listings of recreational land for sale in Gers: a hillside plot, a small-valley meadow, isolated woodland, a former Armagnac vineyard.

You will find an overview of the areas where this land is concentrated, a sense of prices, well above national averages for farmland, and the points to check before buying in an agricultural or natural zone. Before any viewing, go through our guide on how to turn agricultural land into recreational land: it sums up what the PLU tolerates, what it forbids and the formalities to expect.

How much does recreational land cost in Gers (32) in 2025?

There is no such thing as a "recreational land price" in the French notarial records: the DVF database records sales of agricultural land, woodland and ponds, and a recreational plot is priced against these three benchmarks, higher or lower depending on what it adds (vehicle access, a water point, fencing, an existing shelter, a village nearby). The table below gives, for each benchmark, the sales recorded in 2025 in Gers (32), the median price and the range between the first decile (floor) and the ninth decile (ceiling), with the national figure for comparison.

Price benchmarks for recreational land in Gers (32) (DVF 2025)
DVF 2025 benchmarkSalesMedian priceRange (P10 – P90)France median
Bare agricultural land (€/ha)248€6,897/ha€4,063/ha – €9,500/ha€5,307/ha
Woodland (€/ha)54€4,222/ha€2,387/ha – €11,012/ha€4,934/ha
Pond (€/m²) *313€2.54/m²€1.03/m² – €6.90/m²€2.54/m²

Bare agricultural land is well above the national median (€5,307/ha), with the median price moving -8.1% between 2020 and 2025. Woodland trades below the national benchmark (€4,934/ha), and a pond, a much rarer asset, is valued per square metre of water and banks. To compare a listing, bring everything back to the square metre: €6,897/ha of bare land is €0.69/m², against €2.54/m² for a pond. Recreational land, almost always classified as an agricultural or natural zone, generally sells slightly above bare agricultural land; but it usually remains subject to the SAFER land agency's right of pre-emption, and the SAFER may pre-empt with a downward price revision if the price is excessive compared with local land prices. These benchmarks therefore also help you avoid paying a price the SAFER would challenge.

What makes recreational land for sale in Gers specific

Hillsides, meadows and isolated woods: the land of Gers

Gers is a country of successive hillsides, with no large wooded massif: the Armagnac area, to the west towards Condom and Éauze, combines vines, orchards and small oak woods on gentle slopes. The Lomagne, to the north-east towards Fleurance and Lectoure, is arable country where meadows and land to develop are mostly found at the edge of small valleys. The Astarac, to the south towards Mirande and Masseube, more hilly and closer to the first Pyrenean foothills, keeps more hedgerow meadows and scattered small woods.

Ponds remain a scarce asset in Gers: a few hillside reservoirs and farm ponds come up for sale occasionally, mostly in the Astarac and the Ténarèze, but supply remains limited across the department. Land sold with an existing cabin is found mainly in the Armagnac area, around old distilleries or dovecotes, and in the small valleys of the Astarac.

Where to look: the Armagnac area, the Lomagne, the Astarac

The Armagnac area, around Condom, Éauze and Nogaro, holds vines, orchards and small woods, in an area reached by road from Agen, whose TGV station serves the north of Gers. The Lomagne, towards Fleurance and Lectoure, offers arable land and a few meadows, close to the A62 motorway towards Toulouse. The Astarac, around Mirande and Masseube, offers a more hilly landscape with hedgerow meadows and scattered woods, closer to the first Pyrenean relief. Around Auch, the prefecture served by TER trains, plots are somewhat more sought after owing to the proximity of local services.

Land in the Lomagne and the Armagnac hillsides close to the routes towards Agen and Toulouse sells well above the national average. The isolated woods of the Astarac and the plots furthest from villages remain, by comparison, somewhat below the average seen for wooded land elsewhere, wooded supply staying limited and less prized in the department.

Points to check before buying recreational land in Gers

In an agricultural (A) or natural (N) zone, any new building is in principle prohibited: a cabin, a chalet or a light leisure dwelling cannot be installed freely, and parking a caravan or a mobile home for an extended period is regulated. An existing shelter, dovecote or cabin, is only an asset if it was properly authorised; otherwise it may have to be removed. Check access to the plot, often a rural track across a hillside, and the frequent absence of water and electricity outside villages.

On agricultural parcels, the SAFER land agency pays particular attention given the level of Gers land prices, and may pre-empt if the price strays too far from the local level. A hillside reservoir or a farm pond requires knowing its status under the French water law and its authorised use. As Gers has no TGV station of its own, connections to Auch run on TER trains, with connections at Agen or Toulouse.

The listings of recreational land in Gers published on ma-propriete.fr come from private sellers, estate agents and notaries. Filter by area, price and the presence of woodland or a water feature, then set up an e-mail alert to be notified of new plots.
