Looking for recreational land for sale in Gard (30) means moving from chestnut groves in the Cévennes to garrigue scrubland around Uzès and the salt flats of the Petite Camargue, near Aigues-Mortes and Le Grau-du-Roi. Plots vary widely by area: terraced chestnut woodland in the Cévennes, holm-oak and pine garrigue around Nîmes and Uzès, wet Camargue meadows, planted hillsides towards the Costières. On this page, ma-propriete.fr gathers the listings of recreational land for sale in Gard: chestnut grove, garrigue scrubland, a Camargue meadow, a hillside plot.
You will find an overview of the areas where these different types of land are concentrated, a sense of prices, well above national averages for farmland, and the points to check before buying in an agricultural or natural zone, especially near the coast. To frame your project, read our guide on how to turn agricultural land into recreational land; it shows in practical terms what can be installed on a non-buildable plot, and what cannot.
There is no such thing as a "recreational land price" in the French notarial records: the DVF database records sales of agricultural land, woodland and ponds, and a recreational plot is priced against these three benchmarks, higher or lower depending on what it adds (vehicle access, a water point, fencing, an existing shelter, a village nearby). The table below gives, for each benchmark, the sales recorded in 2025 in Gard (30), the median price and the range between the first decile (floor) and the ninth decile (ceiling), with the national figure for comparison.
| DVF 2025 benchmark | Sales | Median price | Range (P10 – P90) | France median |
|---|---|---|---|---|
| Bare agricultural land (€/ha) | 39 | €14,000/ha | €6,532/ha – €20,675/ha | €5,307/ha |
| Woodland (€/ha) | 90 | €3,427/ha | €848/ha – €12,644/ha | €4,934/ha |
| Pond (€/m²) * | 313 | €2.54/m² | €1.03/m² – €6.90/m² | €2.54/m² |
Bare agricultural land is well above the national median (€5,307/ha), with the median price moving +18.9% between 2020 and 2025. Woodland trades well below the national benchmark (€4,934/ha), and a pond, a much rarer asset, is valued per square metre of water and banks. To compare a listing, bring everything back to the square metre: €14,000/ha of bare land is €1.40/m², against €2.54/m² for a pond. Recreational land, almost always classified as an agricultural or natural zone, generally sells slightly above bare agricultural land; but it usually remains subject to the SAFER land agency's right of pre-emption, and the SAFER may pre-empt with a downward price revision if the price is excessive compared with local land prices. These benchmarks therefore also help you avoid paying a price the SAFER would challenge.

The Cévennes, to the north-west towards Le Vigan and Saint-Jean-du-Gard, are a land of terraced chestnut woodland, pine and heather moor, on sharply cut, steep-valleyed terrain. Garrigue scrubland, in the centre around Nîmes, Uzès and Alès, dominates with holm oak, thyme and rosemary on often stony limestone soils. To the south, the Camargue gardoise and the Petite Camargue, towards Aigues-Mortes and Vauvert, offer wet meadows and salt flats bordering protected areas.
Ponds are an exceptional asset in Gard: apart from a few rare private stretches of water, mostly in the garrigue, the vast salt lagoons of the Camargue gardoise are public natural areas that do not lead to sales of waterside plots. Land sold with an existing cabin is found mainly in the garrigue, around old farmhouses, and in the wine-growing Costières.
The Cévennes, around Le Vigan, Anduze and Saint-Jean-du-Gard, hold the chestnut woodland and sloping plots, on rugged terrain reached by valley roads. The Uzège, around Uzès, and the Nîmes garrigue offer scrubland plots close to the main routes, served by the A9 motorway and the Nîmes TGV station. The Costières, south of Nîmes towards Vauvert, offer vine-covered hillsides and some converted farmland. The Camargue gardoise, around Aigues-Mortes and Le Grau-du-Roi, remains an area heavily constrained by protected zones and the coastal law.
Garrigue plots close to Nîmes and the A9, along with land in the Costières, sell well above the national average, driven by residential and tourism pressure. The chestnut woodland of the Cévennes, more remote, remains notably more affordable by comparison, demand there being more limited.
In an agricultural (A) or natural (N) zone, any new building is in principle prohibited: a cabin, a chalet or a light leisure dwelling cannot be installed freely, and parking a caravan or a mobile home for an extended period is regulated. An existing shelter, whether a farmhouse or a cabin, is only an asset if it was properly authorised; otherwise it may have to be removed. In communes bordering the Camargue gardoise and the coast, the Loi Littoral (coastal law) strongly restricts building, even on small plots.
Check access to the plot (rural track, right of way, plots landlocked being common in the garrigue) and the near-systematic absence of water and electricity outside villages. On agricultural parcels, the SAFER land agency may exercise its right of pre-emption, with a risk of the price being revised downward if it strays from already high local land prices. The marked summer fire risk in the garrigue and the Cévennes calls for regular scrub clearance around any shelter, and flood zones are common in the Camargue gardoise and along Cévennes watercourses. Wetlands bordering the salt lagoons may also fall under Natura 2000 protection, which can further limit what a buyer is allowed to build or clear.
