The coastal plain and its hinterland, around Béziers, Pézenas and Montpellier, are dominated by vineyards and holm-oak scrubland, with plots often on hillsides, stony and exposed. To the west and north, the Haut-Languedoc, on the Espinouse and Caroux massifs around Saint-Pons-de-Thomières and Lamalou-les-Bains, offers, by contrast, extensive beech, chestnut and conifer woodland, on mountainous terrain close to the neighbouring Tarn. Between the two, the Lodève area and the foothills of the Larzac mix scrubland and small causses.
Ponds are practically non-existent in Hérault: the large coastal lagoons, such as the Étang de Thau or Vendres, are public natural or shellfish-farming areas that do not lead to sales of private waterside land. In an agricultural (A) or natural (N) zone, any new building is in principle prohibited: a cabin, a chalet or a light leisure dwelling cannot be installed freely, and parking a caravan or a mobile home for an extended period is regulated. An existing shelter, wine-growing farmhouse or cabin, is only an asset if it was properly authorised; otherwise it may have to be removed. In communes bordering the coast and the Étang de Thau, the Loi Littoral (coastal law) strongly restricts building.
Check access to the plot (rural track, right of way, plots landlocked being common in the scrubland) and the near-systematic absence of water and electricity outside villages. On agricultural parcels, the SAFER land agency may exercise its right of pre-emption, with a risk of the price being revised downward if it is too high.
