Looking for recreational land for sale in Haute-Garonne (31) means reckoning with the proximity of Toulouse, which pushes prices up across a wide swathe of the department, and turning to more rural areas: the arable Lauragais plain to the east, the Comminges and its first Pyrenean foothills to the south, the Volvestre and the Save hillsides to the west. Plots there are mostly meadows and arable land, more rarely woodland. On this page, ma-propriete.fr gathers the listings of recreational land for sale in Haute-Garonne: a hillside meadow, plain farmland, valley woodland, a plot near the Garonne.
You will find an overview of the areas where this land is concentrated, a sense of prices, well above national averages for farmland, and the points to check before buying in an agricultural or natural zone. A useful first step: our guide on how to turn agricultural land into recreational land: it reviews the uses allowed in agricultural or natural zones and the limits not to cross.
There is no such thing as a "recreational land price" in the French notarial records: the DVF database records sales of agricultural land, woodland and ponds, and a recreational plot is priced against these three benchmarks, higher or lower depending on what it adds (vehicle access, a water point, fencing, an existing shelter, a village nearby). The table below gives, for each benchmark, the sales recorded in 2025 in Haute-Garonne (31), the median price and the range between the first decile (floor) and the ninth decile (ceiling), with the national figure for comparison.
| DVF 2025 benchmark | Sales | Median price | Range (P10 – P90) | France median |
|---|---|---|---|---|
| Bare agricultural land (€/ha) | 154 | €7,676/ha | €4,516/ha – €11,954/ha | €5,307/ha |
| Woodland (€/ha) | 42 | €4,012/ha | €1,827/ha – €6,989/ha | €4,934/ha |
| Pond (€/m²) * | 313 | €2.54/m² | €1.03/m² – €6.90/m² | €2.54/m² |
Bare agricultural land is well above the national median (€5,307/ha), with the median price moving -2.7% between 2020 and 2025. Woodland trades well below the national benchmark (€4,934/ha), and a pond, a much rarer asset, is valued per square metre of water and banks. To compare a listing, bring everything back to the square metre: €7,676/ha of bare land is €0.77/m², against €2.54/m² for a pond. Recreational land, almost always classified as an agricultural or natural zone, generally sells slightly above bare agricultural land; but it usually remains subject to the SAFER land agency's right of pre-emption, and the SAFER may pre-empt with a downward price revision if the price is excessive compared with local land prices. These benchmarks therefore also help you avoid paying a price the SAFER would challenge.

The Lauragais, to the east towards Villefranche-de-Lauragais and Revel, is a vast cereal plain where wheat and sunflowers leave little room for small non-buildable plots; the few available ones are mostly meadows at the edge of fields or mid-slope land. The Comminges, to the south towards Saint-Gaudens, already shows Pyrenean relief, with low summer pastures and sloping woodland on the first foothills. To the west, the Volvestre and the Save hillsides, towards Rieumes and Cadours, offer more rolling, hedgerow-lined countryside, with oak woods and enclosed meadows.
Ponds are practically absent from the Haute-Garonne market: the cereal-plain and hillside terrain does not favour natural stretches of water, and the few that exist remain farm or public structures with no sale of waterside plots. Land sold with an existing cabin is found mainly in the Comminges and the Volvestre, at the edge of woodland.
The Lauragais, around Villefranche-de-Lauragais and Revel, remains accessible via the A61 motorway and the TER line to Toulouse, but plots there are scarce amid large cereal farms. The Comminges, around Saint-Gaudens and Boulogne-sur-Gesse, offers meadows and sloping woodland at more moderate prices, some distance from the Toulouse TGV station. The Volvestre, towards Rieumes and Carbonne, and the Save hillsides, towards Cadours, offer rolling hedgerow country where a few enclosed meadows remain. Closer to Toulouse, in the inner ring, plots become sharply scarcer and prices rise noticeably.
Land close to the Toulouse conurbation, including in the nearest parts of the Lauragais and the Save hillsides, sells well above national averages, the metropolitan land pressure spreading widely across the department. The meadows and woods of the Comminges, further from Toulouse, remain more accessible by comparison.
In an agricultural (A) or natural (N) zone, any new building is in principle prohibited: a cabin, a chalet or a light leisure dwelling cannot be installed freely, and parking a caravan or a mobile home for an extended period is regulated. An existing shelter is only an asset if it was properly authorised; otherwise it may have to be removed. Check access to the plot (rural track, right of way) and the frequent absence of water and electricity outside villages, particularly in the Lauragais and the Comminges.
On agricultural parcels, the SAFER land agency pays particular attention given the land pressure linked to Toulouse, and may pre-empt if the price strays too far from already high local land prices. Along the Garonne and its tributaries, check the flood-zone classification before planning any shelter. In the Comminges, some areas close to the first Pyrenean foothills are classified as Natura 2000. Also ask for the exact cadastral area and whether the plot has been formally surveyed, a detail that often matters more than the asking price itself on smaller parcels.
