Looking for recreational land for sale in Aude (11) means covering ground that runs from the garrigue scrubland of the Corbières to the coastal lagoons of Gruissan and Bages-Sigean, taking in the Minervois vineyards and the wooded foothills of the Montagne Noire along the way. Non-buildable plots take very different forms depending on the area: Lauragais meadow, holm-oak scrubland in the Corbières, planted or recently cleared hillside in the Minervois, land near a coastal lagoon. On this page, ma-propriete.fr gathers the listings of recreational land for sale in Aude: scrubland, former vineyard, plain meadow, a plot close to the coast.
You will find an overview of the areas where these different types of land are concentrated, a sense of how prices vary between zones, and the points to check before buying a parcel in an agricultural or natural zone, especially near the coast. To frame your project, read our guide on how to turn agricultural land into recreational land; it shows in practical terms what can be installed on a non-buildable plot, and what cannot.
There is no such thing as a "recreational land price" in the French notarial records: the DVF database records sales of agricultural land, woodland and ponds, and a recreational plot is priced against these three benchmarks, higher or lower depending on what it adds (vehicle access, a water point, fencing, an existing shelter, a village nearby). The table below gives, for each benchmark, the sales recorded in 2025 in Aude (11), the median price and the range between the first decile (floor) and the ninth decile (ceiling), with the national figure for comparison.
| DVF 2025 benchmark | Sales | Median price | Range (P10 – P90) | France median |
|---|---|---|---|---|
| Bare agricultural land (€/ha) | 59 | €5,765/ha | €3,315/ha – €10,351/ha | €5,307/ha |
| Woodland (€/ha) | 36 | €2,880/ha | €1,420/ha – €16,810/ha | €4,934/ha |
| Pond (€/m²) * | 313 | €2.54/m² | €1.03/m² – €6.90/m² | €2.54/m² |
Bare agricultural land is above the national median (€5,307/ha), with the median price moving +0.7% between 2020 and 2025. Woodland trades well below the national benchmark (€4,934/ha), and a pond, a much rarer asset, is valued per square metre of water and banks. To compare a listing, bring everything back to the square metre: €5,765/ha of bare land is €0.58/m², against €2.54/m² for a pond. Recreational land, almost always classified as an agricultural or natural zone, generally sells slightly above bare agricultural land; but it usually remains subject to the SAFER land agency's right of pre-emption, and the SAFER may pre-empt with a downward price revision if the price is excessive compared with local land prices. These benchmarks therefore also help you avoid paying a price the SAFER would challenge.

Aude combines sharply contrasting landscapes: the Corbières, to the south, are a land of holm-oak garrigue, thyme and rosemary, where plots are often sloping and stony, dotted with old vine terraces sometimes since cleared. The Minervois, to the north, mixes vine-covered hillsides and pine woods, while the Montagne Noire, cooler and more wooded, offers chestnut and beech stands. To the west, the Lauragais and the Razès, around Castelnaudary and Limoux, are a land of meadows and large arable fields, where leisure plots are scarcer amid the wheat and sunflower crops.
The coastline, around Gruissan, Narbonne-Plage and Leucate, borders vast salt lagoons — Bages-Sigean, l'Ayrolle, Leucate — but these public wetlands do not lead to private sales of land with a water feature: plots with a pond are, in practice, unheard of in Aude. Land sold with an existing cabin is found mainly in the garrigue, around former vineyard huts, and in the hills of the Minervois.
The Corbières, around Lagrasse, Durban-Corbières and Tuchan, offer the largest volume of scrubland and former vineyards for sale, in hilly terrain reached via the A61 motorway from Narbonne and Carcassonne. The Minervois, towards Olonzac and La Livinière, offers planted or fallow hillsides close to wine villages. The Montagne Noire, north of Carcassonne towards Mas-Cabardès and Saissac, offers cooler, more rolling woodland, prized for hunting. The Lauragais, to the west towards Castelnaudary, and the Razès, around Limoux, round out the supply with meadows and more open plain land.
Plots close to the coast and the main roads, around Narbonne and Carcassonne, sell well above the department average, driven by strong tourism and residential pressure. The more remote scrubland of the Corbières and the woodland of the Montagne Noire, further from well-equipped villages, remain more affordable by comparison.
In an agricultural (A) or natural (N) zone, any new building is in principle prohibited: a cabin, a chalet or a light leisure dwelling cannot be installed freely, and parking a caravan or a mobile home for an extended period is regulated. An existing shelter, whether a vineyard hut or an old cabin, is only an asset if it was properly authorised; otherwise it may have to be removed. In communes bordering the coast and the lagoons, the Loi Littoral (coastal law) strongly restricts building and development, even on small plots.
Check access to the plot (rural track, right of way, plots landlocked being common in the garrigue) and the near-systematic absence of water and electricity outside villages. On agricultural parcels, the SAFER land agency may exercise its right of pre-emption, with a risk of the price being revised downward if it strays from local land prices, already above the national median. The high summer fire risk in the garrigue also calls for regular scrub clearance around any shelter.
