A manor house for sale in Auvergne-Rhône-Alpes takes many different forms depending on the terrain: a fortified house from the Forez or the Rhône-side Beaujolais, a volcanic-stone residence from Puy-de-Dôme or Cantal, a fortified logis from the Bugey or the Dauphiné. The region layers several distinct building traditions, from Auvergne granite to the golden stone of the Lyonnais, with canal-tile roofs near the Rhône giving way to slate further north. Many of these houses have kept their farm outbuildings and a wooded park. Browse the manor houses for sale listed by the region's private owners, agencies and notaries.

This page gathers real price benchmarks for large residences across the Rhône-Alpes and Auvergne areas, the areas where supply is densest, the materials that set each massif apart, and the technical checks specific to an old building in mountain or foothill terrain. Price benchmarks for prestige homes in Auvergne-Rhône-Alpes

DVF land registry data does not identify manor houses as such: the benchmarks below cover sales of houses over 300 m² of living space on 0.05 to 10 ha, above €1,000/m², tracked by our observatory. They frame the market for large residences without describing it entirely: an estate with 30 ha of parkland or a listed monument sold with its farmland falls outside this scope.

In Auvergne-Rhône-Alpes, 87 sales were recorded in 2025, with a median price of €860,000*, a floor/ceiling range (P10–P90) of €492,700 to €2,670,000 and a median of €2,542/m² of living space (average 359 m² of living space on 8,047 m² of land). Over five years (2021-2025), the regional median comes to €878,400 across 605 sales. Nationally, the 2025 median stands at €822,000 across 981 sales, with a ceiling (P90) of €3,100,000.

What makes manor houses for sale in Auvergne-Rhône-Alpes distinctive

Volcanic stone, golden stone and fortified houses

In Auvergne, noble houses are recognised by their volcanic stone: dark basalt in Cantal, trachyte and Volvic stone in Puy-de-Dôme, usually paired with thick slate or lava-stone roofs and modest openings suited to a mountain climate. In the Rhône-side Beaujolais and part of the Lyonnais area, golden stone gives houses a warm, recognisable tone, with Roman-tile roofs and overhanging eaves. Towards the Forez and the Roanne area, granite dominates, with corner towers and curtain walls recalling the former defensive role of some houses.

Outbuildings vary with the local economy: barns and byres in Auvergne, cellars and vat-rooms in the Beaujolais vineyard, more modest outbuildings in mountain areas where the built fabric stays compact. A manor to renovate is regularly found in Cantal, Haute-Loire or Allier, while already-restored properties cluster more around Lyon, Annecy or the Rhône valley, where demand holds up throughout the year. Roofing choices track altitude closely, with lava-stone slabs on the highest houses giving way to lighter slate lower down the valleys.

Twelve departments, contrasting landscapes

Cantal and Haute-Loire offer secluded houses on the volcanic plateaus, around Saint-Flour, Murat or Le Puy-en-Velay; Puy-de-Dôme and Allier hold residences in the Limagne plain and the Bourbonnais, between Riom, Vichy and Moulins. To the east, Loire and Rhône concentrate houses near Roanne, Saint-Étienne, Villefranche-sur-Saône and the Lyon conurbation, where land pressure stays high. Ain, with the Dombes, the Bugey and the Gex area, completes this picture, as do Haute-Savoie and Savoie, across the Genevois, Chablais, Albanais and Tarentaise areas, where gentleman's residences sit alongside chalets. Isère, around Grenoble and the Dauphiné, plus Drôme and Ardèche, between the Rhône valley and the Provençal hills, hold more fortified farmhouses and bastides than manors in the strict sense.

On the rail side, Lyon Part-Dieu and Lyon Perrache, Saint-Étienne Châteaucreux, Grenoble, Valence TGV, Chambéry, Annecy and Bourg-en-Bresse are all served by TGV, which eases access from Paris or Marseille for a regional base. The most sought-after areas remain the Beaujolais, the Genevois and the shores of Lake Annecy; the plateaus of Cantal, Haute-Loire and Ardèche stay markedly more affordable for a house of comparable size.

Points to check in mountain and foothill areas

In the Cantal, Haute-Loire and Ardèche massifs, check the mountain-zone classification, which restricts extensions and sometimes imposes specific architectural rules under the local development plan. An old residence near a listed monument, common in Puy-de-Dôme or Rhône, requires the approval of the Architecte des Bâtiments de France for any facade change. In Isère, Savoie and Haute-Savoie, exposure to natural hazards, landslides and rockfall, should be checked with the town hall before planning any work.

On the technical side, have the private drainage system checked, often old in isolated hamlets of Cantal or Allier, along with the roof timbers and covering, heavily stressed by snow at altitude. Rising damp also affects the thick volcanic-stone walls; a full damp survey remains worthwhile before buying a manor house with outbuildings, as does checking the status of the rural tracks serving some secluded properties. Where a property borders forest or pasture, ask the seller for the boundary survey and any hunting or grazing rights attached to the land, since these can affect how freely you can fence or replant it.
