A manor house for sale in Savoie usually corresponds to a fortified house or a former stronghold converted into a residence, built of dressed stone with a steeply pitched roof, scattered across the Combe de Savoie, the Avant-Pays Savoyard or the Bauges massif. The word manor is rarely used here: old deeds more often speak of a fortified house, a tower or a seigneurial residence, frequently tied to the history of the Duchy of Savoy. Browse the manor houses for sale listed by private owners, agencies and notaries across the department.

This page presents real price benchmarks for grand residences in Savoie, the areas where they survive across the Combe de Savoie, the Avant-Pays and the alpine valleys, the character of mountain building traditions, and the checks worth making before buying an old residence at altitude. Price benchmarks for prestige homes in Savoie

DVF land registry data does not identify manor houses as such: the benchmarks below cover sales of houses over 300 m² of living space on 0.05 to 10 ha, above €1,000/m², tracked by our observatory. They frame the market for large residences without describing it entirely: an estate with 30 ha of parkland or a listed monument sold with its farmland falls outside this scope.

In Savoie, 30 sales were recorded from 2021 to 2025, with a median price of €1,031,800*, a floor/ceiling range (P10–P90) of €521,700 to €2,293,700 and a median of €2,632/m² of living space, for an average of 378 m² of living space and 7,672 m² of land. Across the Auvergne-Rhône-Alpes region, the 2025 median stands at €860,000* (87 sales), against €822,000 in France in 2025 (981 sales).

What makes manor houses for sale in Savoie distinctive

Fortified houses and seigneurial residences of the Combe de Savoie

The Savoyard fortified house is marked by one or more round towers, thick walls of rubble or dressed stone, and a very steep roof, often covered in slate or metal sheeting in the snowiest valleys. Many of these houses resulted from the seventeenth- and eighteenth-century conversion of medieval defensive towers into farming residences, with the addition of mullioned windows and an inner courtyard. The plan varies with altitude: compact and clustered in mountain valleys, more spread out in the Combe de Savoie and the Avant-Pays.

Outbuildings often include a hay barn, a vaulted cellar for cheese ageing and sometimes a fruit press, evidence of a mixed farming and grazing economy that is still active in places. Many houses keep their original floors but need a new roof covering, heavily exposed in the mountains, and updated utilities. Restorations favour traditional roofing, lime renders and internal insulation suited to thick walls. Timber galleries running along the façade, once used to dry hay or fruit, remain a distinctive feature of Combe de Savoie houses.

From the Combe de Savoie to the Tarentaise and the Maurienne

The Combe de Savoie, around Chambéry, Aix-les-Bains and Albertville, holds the largest number of fortified houses and old residences, set in a landscape of hillside vineyards and orchards. The Avant-Pays Savoyard, between the Chartreuse and Bauges massifs, keeps a more scattered and more affordable rural housing stock. In the Tarentaise, around Moûtiers and Bourg-Saint-Maurice, and in the Maurienne, from Saint-Jean-de-Maurienne to Modane, old residences become scarcer, often tied to the proximity of major ski resorts that push prices up on the valley floor.

Chambéry, Aix-les-Bains, Moûtiers and Bourg-Saint-Maurice stations are served by TGV, linking the whole department to Paris in a little over three hours. The most expensive areas remain Lac du Bourget, the edges of Chambéry, and the valleys near the Tarentaise resorts; the rural Avant-Pays Savoyard and the Maurienne offer comparable residences on more accessible terms. Chambéry airport, mainly used during the winter season, adds a further link for buyers coming from abroad.

Points to check on a fortified house in Savoie

Several fortified houses in the Combe de Savoie are listed in the heritage inventory or registered as historic monuments, which puts any work on the towers and façades under the approval of the Architecte des Bâtiments de France; establish the exact status before starting any project. In mountain areas, the local development plan severely limits extensions and imposes landscape rules, particularly near the resorts where pressure on land remains very strong.

On the technical side, have the roof timbers and covering checked, since they face a heavy snow load, along with wall stability on sloping ground; a ground-movement survey is advisable in parts of the Maurienne. Also check the private drainage system, which often needs upgrading in rural mountain areas, and winter access along rural tracks, which can be cut off by snow for several weeks a year. Ask, too, whether the property carries a right of way over a neighbouring alpine pasture, a common arrangement inherited from shared grazing agreements.
