A manor house for sale in Loire is split between the granite heights of the Monts du Forez and the Lyonnais hills and the farming plain of the Forez, watered by the Loire and its tributaries. Around Saint-Étienne, Roanne and Montbrison, the department retains rural noble residences tied to livestock farming, textiles or the old trade routes to Lyon. The market thus runs from a fully restored noble residence, outbuildings included, to a building still awaiting complete renovation. Many of these residences kept close ties to the textile and passementerie trades that once shaped the Saint-Étienne area. Browse the manor houses for sale listed by Loire's private owners, agencies and notaries.

This page gives real price benchmarks for grand residences in Loire, the areas where manors cluster, what sets Forez building apart and the checks specific to a granite residence. It also helps tell a residence that has kept its original plan from a later extension, common on the larger Forez farms. Our guide to buying prestige property in France walks you through every step of buying a Forez manor house.

Price benchmarks for prestige homes in Loire

DVF land registry data does not identify manor houses as such: the benchmarks below cover sales of houses over 300 m² of living space on 0.05 to 10 ha, above €1,000/m², tracked by our observatory. They frame the market for large residences without describing it entirely: an estate with 30 ha of parkland or a listed monument sold with its farmland falls outside this scope.

In Loire, 49 sales were recorded from 2021 to 2025, with a median price of €618,200*, a floor/ceiling range (P10–P90) of €395,000 to €892,800 and a median of €1,712/m² of living space, for an average of 373 m² of living space and 14,704 m² of land. Across the Auvergne-Rhône-Alpes region, the 2025 median stands at €860,000* (87 sales), against €822,000 in France in 2025 (981 sales).

What makes manor houses for sale in Loire distinctive

Forez granite and plain residences

In the Monts du Forez and the Lyonnais hills, the manor house is built of grey granite, cut as rubble for the walls and as dressed stone for the window surrounds, under steeply pitched slate roofs. On the Forez plain, around Feurs and Montbrison, limestone and brick appear more often, under flat-tile roofs. The plan generally stays a rectangular main block flanked by a stair tower, within a courtyard closed off by a low wall or a stone gateway. Granite quoins are usually left slightly proud of the rendered wall surface, a distinguishing local detail.

The outbuildings reflect a diversified farming economy: a hay barn, a byre, a bread oven, a well and sometimes a former workshop once linked to weaving or trimmings-making, traditional trades of the Saint-Étienne and Roanne areas. These buildings stayed in working farm use well into the twentieth century, hence very plain interiors and barn volumes that are often impressively large. Recent restorations favour exposed granite, lime renders and insulation compatible with the thickness of the walls. Window surrounds in granite often bear traces of hand-cutting, a sign of local craftsmanship.

From the Forez plain to the Lyonnais hills

The Forez plain, around Feurs, Montbrison and Boën-sur-Lignon, holds manors surrounded by farmland and fish ponds inherited from a long-standing aquaculture tradition. To the north, the Roanne district, around Roanne and Charlieu, retains buildings close to the Loire valley and a notable monastic heritage. To the east, the Lyonnais hills offer more secluded granite residences within rolling countryside near the Lyon conurbation, while to the south, the Monts du Forez and the Pilat hold rustic residences in mid-mountain country.

Saint-Étienne Châteaucreux station is served by TGV towards Paris, and the A72 motorway links the department to Clermont-Ferrand and Lyon. The most sought-after areas remain the Forez plain and the outskirts of Montbrison; the Monts du Forez and the Roanne district, more remote, offer comparable manors at a markedly more accessible level. Notaries in Saint-Étienne regularly handle rural estate sales of this kind, sometimes a quieter route to market than public listings.

Points to check on a manor house in Loire

Several residences in Loire are listed on the heritage inventory, notably around Charlieu and its former priory: any facade change there requires the approval of the Architecte des Bâtiments de France. On the Forez plain, the presence of ponds and wetlands can subject some external works to specific water and drainage regulations. In mountain areas within the Monts du Forez, roof capacity to bear snow loads should be checked before any purchase.

Have the condition of barn timbers checked, sometimes weakened by damp in areas close to the ponds, along with the renders on granite facades, prone to water ingress where joints have deteriorated. Check the private drainage system, any sign of dry rot in poorly ventilated rooms, and confirm the status, municipal or private, of any rural track providing access before buying. A roof-timber survey is advisable before buying, since barn lofts place a considerable load on frames that can be old.

Manor house listings in Loire are placed by private owners, agencies specialising in character properties and notaries; filter them by price, living space, outbuildings and land, and set an e-mail alert to follow new listings. Areas close to Montbrison and the Forez plain see strong demand, helped by proximity to Lyon. To compare with Puy-de-Dôme, Rhône or Allier, browse the manor houses for sale in Auvergne-Rhône-Alpes.
