A manor house for sale in Rhône is found chiefly at the edges of the department, where large farming estates have given way to character properties surrounded by vineyards or hedgerowed countryside: the Beaujolais with its golden stone, the Monts du Lyonnais with its fortified farmhouses, and the Azergues valley. Local usage rarely applies the word manor here, favouring maison forte or gentleman's residence for these noble houses of the sixteenth and seventeenth centuries. Browse the manor houses for sale listed by private owners, agencies and notaries across the department.

This page gathers real price benchmarks for grand residences in Rhône, the areas where they cluster, the character of Beaujolais and Lyonnais building traditions, and the checks worth making before buying an old residence close to the metropolis. Price benchmarks for prestige homes in Rhône

DVF land registry data does not identify manor houses as such: the benchmarks below cover sales of houses over 300 m² of living space on 0.05 to 10 ha, above €1,000/m², tracked by our observatory. They frame the market for large residences without describing it entirely: an estate with 30 ha of parkland or a listed monument sold with its farmland falls outside this scope.

In Rhône, 109 sales were recorded from 2021 to 2025, with a median price of €1,313,300, a floor/ceiling range (P10–P90) of €714,000 to €2,345,200 and a median of €3,774/m² of living space, for an average of 364 m² of living space and 7,285 m² of land. Across the Auvergne-Rhône-Alpes region, the 2025 median stands at €860,000* (87 sales), against €822,000 in France in 2025 (981 sales).

What makes manor houses for sale in Rhône distinctive

Golden stone in the Beaujolais and fortified farmhouses in the Lyonnais

In the Beaujolais, a manor to renovate or already restored is recognised by its golden limestone, its hipped roofs covered in flat tiles and its dressed-stone window surrounds; the plan stays compact, with a projecting stair tower and a courtyard closed by a carriage gateway. In the Monts du Lyonnais and the Pays de l'Arbresle, rendered rubble-stone fortified houses are more common, with steeper roofs and modest openings, inherited from medieval defensive architecture gradually converted into farmhouses over the centuries. Façades almost always face east or south-east on the Beaujolais slopes, a choice driven as much by sunlight as by shelter from the prevailing wind.

Outbuildings often make up most of the built volume: a vaulted cellar and winery in the wine-growing Beaujolais, barns, a dovecote and a bread oven in the rural Lyonnais, sometimes a freestanding pigeon house set among the vines. Many of these houses worked as farms until the twentieth century, which explains outbuildings as large as the house itself and interiors that need attention in places. Recent projects favour lime renders and the restoration of original oak joinery.

From the Beaujolais to the Rhône valley

The Beaujolais, from Belleville-en-Beaujolais to Villefranche-sur-Saône and up to the Brouilly and Fleurie hillsides, holds most of the department's manors and gentleman's residences, often set among sloping vineyards. The Monts du Lyonnais, around Saint-Laurent-de-Chamousset and Sainte-Foy-l'Argentière, and the Pays de l'Arbresle offer more rural houses surrounded by hedgerows and woodland. Along the Rhône valley, south of Givors and Condrieu, a handful of old residences survive among industrial zones, while the Saône valley north of Lyon keeps a more scattered pattern of settlement between farmland and hillside.

Lyon Part-Dieu and Lyon Perrache stations place the whole department within an hour's drive of the national TGV network, an advantage for buyers splitting their time between Paris and Lyon. The most sought-after areas remain the wine-growing Beaujolais and the immediate edges of the Lyon metropolis; the Monts du Lyonnais and the north of the department, further from the main roads, offer comparable properties at markedly more affordable levels. Buyers travelling from abroad also benefit from Lyon-Saint-Exupéry airport, a short drive from most of the Beaujolais estates.

Points to check on an old residence in Rhône

Proximity to the Lyon metropolis often means a restrictive local development plan: check the exact zoning of a manor with outbuildings before planning any extension or change of use for the barns, particularly in the classified villages of the wine-growing Beaujolais where the appellation imposes landscape rules. Some golden-stone villages lie within a designated heritage area, which puts façade and roof work under the approval of the Architecte des Bâtiments de France; check the exact boundary at the town hall before signing.

On the technical side, have the vaulted cellars and wineries checked, since they are often damp, along with the barn roof timbers, which can suffer from wood-boring insects; a dry rot survey is advisable in the wetter parts of the Lyonnais. Also check the private drainage system, which frequently needs upgrading in the Beaujolais hills, and the municipal or private status of the rural tracks serving isolated properties. Ask for a natural-risk statement too, since some plots along the Saône valley and Rhône tributaries carry a flood hazard worth confirming with the town hall.
