A maison de maître for sale in Nouvelle-Aquitaine takes the colour of its ground: pale limestone in the Charentes and Poitou, grey granite on the Limousin plateaux, ochre stone in the Périgord, brick and stone in the market towns of Lot-et-Garonne, red half-timbering in the Basque Country. This section does not stop at the notable's house: it welcomes every fine residence in the region, cognac merchants' chartreuses, villas on the islands and the Atlantic coast, Gascon bastides, architect-designed houses and contemporary properties in parkland, provided the living space exceeds 300 m² or the price comes close to a million euros and the property is neither a chateau, nor a manor house, nor a historic monument. Browse the maisons de maître and fine residences for sale placed by private owners, agencies and notaries in the largest region of metropolitan France.

The page gathers price benchmarks for these large residences, the profile of the properties on the market, the particularities of the buildings from one department to another, the areas where supply is concentrated, from Poitou to the Pyrenees, and the checks to carry out before signing. To frame each stage of your project, rely on our guide to buying prestige property in France.

Maison de maître prices in Nouvelle-Aquitaine in 2025

Maisons de maître form the core of the segment tracked by our observatory: houses with more than 300 m² of living space on 0.05 to 10 ha, sold above €1,000 per m², recorded in the DVF database of the French tax administration. These benchmarks frame the market for large residences without describing it entirely: a small village bourgeois house or a chateau sold with 30 ha of parkland fall outside this scope.

In Nouvelle-Aquitaine, 171 sales were recorded in 2025, with a median price of €615,000, a floor/ceiling range (P10–P90) of €400,000 to €1,480,000 and a median of €1,692/m² of living space (average 377 m² of living space on 17,877 m² of land). Over five years (2021-2025), the regional median comes to €629,400 across 1,105 sales. Nationally, the 2025 median stands at €822,000 across 981 sales, with a ceiling (P90) of €3,100,000.

What makes maisons de maître and fine residences for sale in Nouvelle-Aquitaine distinctive

Limestone, granite, half-timbering and villas: buildings shaped by their terroir

The northern half of the region works soft limestone: Deux-Sèvres, Vienne and the Charentes line up symmetrical façades with regular bays, roofs of curved tile or slate and double-flight front steps. Around Cognac and Jarnac, the maison de maître was also the merchant's house, backing onto its warehouses. Further east, the granite of the Limousin, in Haute-Vienne, Creuse and Corrèze, brings thick walls, hipped slate roofs and carved window surrounds; the Périgord prefers golden stone and small brown tiles. On the Atlantic, the fine residence becomes a seaside villa or an architect-designed house opening onto the dune or the bay.

Outbuildings play a large part: dovecote, orangery, caretaker's cottage, converted winery or barn, walled park, and a pool and pool house in recent properties. Inside, fireplaces, panelling, parquet floors and ceiling height remain the true marks of quality, as much as floor area.

Twelve departments, twelve markets for fine residences

The north-west and centre-west come first. Deux-Sèvres (79), around Niort, Melle and Parthenay, and Vienne (86), from Poitiers to Loudun and Chauvigny, offer town residences at accessible prices; Charente (16) brings together the cognac merchants of Cognac, Jarnac and Angoulême, and Charente-Maritime (17) draws the market for villas and sea captains' houses from La Rochelle to Saintes, Rochefort, Royan and the islands of Ré and Oléron. Haute-Vienne (87) centres on Limoges and Saint-Junien, Creuse (23) on Guéret, Aubusson and Boussac, and Corrèze (19) on Brive, Tulle and Uzerche: these are the most affordable departments of the region.

Dordogne (24) radiates from Périgueux, Sarlat, Bergerac and the Vézère valley; Gironde (33) concentrates the wine-estate residences of the Libourne district and the Médoc as well as the villas of Arcachon bay; Lot-et-Garonne (47) stretches from Agen to Villeneuve-sur-Lot, Nérac and Marmande. Landes (40) alternates forest, the houses of Mont-de-Marsan and Dax, and the coast from Hossegor to Mimizan; Pyrénées-Atlantiques (64) combines the Basque Country, from Biarritz to Saint-Jean-de-Luz, with the Béarn around Pau. By rail, Bordeaux, Angoulême, Poitiers, Niort, La Rochelle, Agen, Dax, Bayonne and Pau have a TGV station; Haute-Vienne, Creuse, Corrèze and Dordogne do not, and reach Paris only by Intercités and TER services.

What to check, from Poitou to the Basque Country

In older houses, roofs and roof structures hold most of the nasty surprises: dry rot and longhorn beetle in damp houses, termites in the Landes and Gironde, where a prefectural order makes the survey compulsory. Limousin granite exposes occupants to radon, to be measured before any purchase; the clay soils of Poitou, the Agenais and the Béarn crack walls through shrink-swell movement. On the coast and the islands, the Loi Littoral, submersion-risk prevention plans and shoreline retreat limit extensions and rebuilding; in the Basque and Béarn mountains, the Loi Montagne plays the same role.

For a villa or a contemporary property, check that the pool, the extension and the garden sheds all appear in the planning permit, and ask for the ten-year guarantees on recent work. In the vineyards of Cognac, Bordeaux and Bergerac, the SAFER may exercise pre-emption on parcels sold with the house. An architect or building surveyor, appointed before the offer, will cost the roof repairs.
