Searching for a forest for sale in Hautes-Pyrénées leads to two very different worlds. In the foothills and hill country, from the Adour plain to the Baronnies and the Lannemezan plateau, private woods are small, made up of oak, chestnut and mixed broadleaves, and often sold with a house or a meadow. In the mountains, in the Lavedan and the Aure, Louron or Campan valleys, a large share of the forest belongs to the communes or to valley syndicates (commissions syndicales) and is managed by the Office national des forêts; private beech-fir forest is rare there. According to the ma-propriete.fr forest price observatory, built from sales recorded in the French DVF land registry database, the median price of a hectare of forest in Hautes-Pyrénées was €4,289/ha in 2025*, across 34 sales, with an average of €5,572/ha. That puts the department above the Occitanie median (€3,333/ha) and below the national median (€4,936/ha). Year on year, the departmental median moved by −28.2%: a change to read with caution on fewer than a hundred sales, where a few large estates can shift the median. Over the more robust 2020-2025 period, 183 sales give a median of €5,492/ha for a median plot size of 2.1 ha.

In the north, the hills of Bigorre, the Val d’Adour and the Magnoac carry oak woods, chestnut woods and copses between meadows and crops; along the Adour, a few poplar plantations form a separate market, driven by the age of the trees. The Lannemezan plateau, with its poor soils, mixes heather, bracken and gorse heathland, birch, conifer plantings and broadleaves. The Baronnies, between Bagnères-de-Bigorre and Lannemezan, are largely covered with broadleaved woods.
In the mountains, the montane belt belongs to beech-fir forest, on the cool slopes of the Gave de Pau, Neste d’Aure, Louron and upper Adour valleys. Scots pine appears on some of the drier sunny slopes, and mountain pine climbs to the tree line: the Néouvielle nature reserve, one of the first in France, in the communes of Aragnouet, Saint-Lary-Soulan and Vielle-Aure, preserves remarkable stands of it. Part of these massifs lies within the Pyrenees National Park. These public forests are not for sale, but they set the quality benchmarks for mountain timber.
The private market is one of small areas. The typical case is a woodland plot of broadleaves on the edge of a village in the Baronnies or the Lavedan, bought for firewood, a chestnut coppice next to a barn, or a strip of woodland along a river. Neighbours, farmers and local families make up most of the buyers, and the price of these small lots can exceed what their timber alone would justify. Private forest holdings of several dozen hectares are rare.

Tarbes and Lourdes, linked to Paris by TGV via Bordeaux, and the A64 motorway bring the valleys within reach of buyers from further afield.
A mountain wood is judged first by its access. Check that a drivable track reaches the plot and that a lorry can load logs there; on steep slopes, extraction by cable or specialised forestry tractor is expensive and cuts the net value of fellings. Consult the risk prevention plans too: avalanches, landslides and torrential floods, which the Gave de Pau and Bastan valleys remember well, can burden a plot with easements or make harvesting dangerous.
At the end of winter, pastoral burning (écobuage), regulated by the prefecture, sometimes gets out of control and runs through wooded slopes: ask whether the wood has burnt before. As for the stands, watch for fir decline on low, dry sites, ash dieback on the ash trees that are common in the valleys, and the condition of old chestnut trees. A management plan (plan simple de gestion) becomes compulsory from 20 ha, a threshold rarely reached here; for small areas, still have the standing timber valued before making your offer.
