A forest for sale in Lozère is most often a pine wood: Scots pine dominates a department where woodland, overwhelmingly in private hands, keeps spreading onto former grazing land every year. On the granite of the Margeride it alternates with beech and spruce plantations; on the Causses and in the Lot valley, Austrian black pine was planted on a large scale; in the Lozère Cévennes, chestnut and maritime pine cover the ridges. The Aubrac and Mont Lozère, summer grazing country, remain more open. The properties for sale, often woods for sale of a few hectares, appeal to neighbouring farmers, firewood buyers, hunters and a few investors drawn to conifers. According to the ma-propriete.fr forest price observatory, built from sales recorded in the French DVF land registry database, the median price of a hectare of forest in Lozère was €1,843/ha in 2025*, across 38 sales, with an average of €2,590/ha. That puts the department below the Occitanie median (€3,333/ha) and below the national median (€4,936/ha). Compared with 2024, the median changed by −29.5%, a movement to interpret with care given the number of sales. Over the more robust 2020-2025 period, 246 sales give a median of €2,343/ha for a median plot size of 5.2 ha.

Their median asking price is €27,000 for a median size of about 11 ha. These are advertised prices for whole properties, sometimes with a house or a pond, not recorded sale prices per hectare like those in the DVF database. In the north, the Margeride, from Saint-Chély-d’Apcher to Langogne, is the department’s main forest country. Scots pine forms extensive stands there, beech holds the cool, damp hollows and spruce has been planted; heathland alternates with woods on the high granite ridges. To the south-west, the Causse de Sauveterre and the Causse Méjean look drier: grassland and box scrub on the eastern Méjean, dotted with black pine plantations, with Scots pine more common to the west. The Lot valley around Mende was also replanted with Austrian black pine, a species suited to limestone.
To the east and south-east, the Lozère Cévennes, around Le Pont-de-Montvert, Villefort or Saint-Germain-de-Calberte, return to terraced chestnut groves and the maritime pine of the Mediterranean slope. Mont Lozère and the Aubrac, summer pasture land, remain largely open: on the high ground of Mont Lozère, the Cévennes National Park even works to hold back the spontaneous spread of pine in order to protect the grasslands. The Aubrac keeps only a few beech woods, mainly in the south-west of the plateau, on the Aveyron side.
Most sales involve woods of a few hectares: a pine wood next to a farm, a lot of Scots pine sold after an inheritance, a beech wood at the bottom of a small valley. Buyers are often farmers or neighbours enlarging their holdings, and some sales are settled without any advert. Larger conifer production forests, in the Margeride especially, attract investors who look closely at access and standing volume. The A75 motorway, which crosses the west of the department past Saint-Chély-d’Apcher and Marvejols, makes access easy from Clermont-Ferrand and Montpellier.
Game weighs heavily in the value of larger properties: red deer are very present in the department, alongside roe deer, wild boar and mouflon. Have the stand measured by a forestry expert or manager: Scots pine from natural regrowth is often branchy and irregular, much of it sold as industrial or pallet wood, and the gap with a quality stand shows in the price. Check year-round access, how the tracks hold up during the thaw and whether a timber lorry can reach a loading area. On recent regrowth from abandoned pasture, standing timber still has little value.
From 20 ha upwards, an approved management plan (plan simple de gestion) is compulsory; for a wood of less than 4 ha, make sure neighbouring woodland owners were notified under their right of first refusal. In the core of the Cévennes National Park, felling and other works may fall under specific rules: ask the park authority before planning any harvest. Finally, look at the health of spruce plantations, which are vulnerable to drought and bark beetles, and, on the Cévennes side, at the brush-clearance obligations around houses in communes exposed to fire.
