Finding a forest for sale in Gers takes patience: a land of cereals, vineyards and livestock, the department is far less wooded than the French average. Its woods are scattered as copses on the hillsides of the Lomagne, the Ténarèze and the Astarac, where oak dominates, and form more continuous blocks in the west, in the Bas-Armagnac, where tawny sands carry maritime pine and oak much like the neighbouring Landes de Gascogne. According to the ma-propriete.fr forest price observatory, built from sales recorded in the French DVF land registry database, the median price of a hectare of forest in Gers was €4,222/ha in 2025*, across 54 sales, with an average of €5,553/ha. That puts the department above the Occitanie median (€3,333/ha) and below the national median (€4,936/ha). Compared with 2024, the median changed by +7.9%, a movement to interpret with care given the number of sales. Over the more robust 2020-2025 period, 286 sales give a median of €3,986/ha for a median plot size of 2.9 ha.

Prices vary widely: in 2025, one forest in ten sold for less than €2,387/ha in Gers and one in ten for more than €11,012/ha. The gap reflects the type of stand, access and intended use: a firewood coppice and a quality high forest of the same size do not sell at the same price.

On the clay-limestone hills of the centre and east, woods occupy slopes too steep for the plough and the tops of the valley sides. Downy and pedunculate oak form coppice and coppice-with-standards there, cut for generations for firewood. Near Mirande, in the Astarac, the state forest of Berdoues stands as the department’s reference public woodland; to the east, the Bouconne forest, mostly in Haute-Garonne, spills over into the Gers commune of Pujaudran.
In the west, the Bas-Armagnac, around Nogaro and Cazaubon, has different soils: tawny sands and boulbènes (silty soils) carry maritime pine and oak woods that herald the Landes forest. This is where woodland in Gers takes on its clearest production character, managed for pine. In a few damp valley bottoms, poplar plantations complete the picture; they sell on the age and quality of the trees more than on their area.
Most of the Gers market is in small areas: a hillside wood sold with a farmhouse, an isolated woodland plot among the fields, a woodland edge bought by a neighbour for firewood. Wooded land of this size is priced mainly on its access and the quality of its firewood. Larger holdings combining woods, meadows and sometimes an irrigation lake tend to be found in the Astarac and the Bas-Armagnac; they attract buyers from Toulouse, Bordeaux and northern Europe drawn to rural Gascony.

In a landscape of large arable fields, access comes first: many woods are reached only by a farm track or across a neighbour’s field. Insist on a written right of way and check that a timber lorry or a tractor and trailer can load. If the wood is sold together with farmland, or is a very small isolated wood, ask the notaire whether the SAFER, the rural land agency, can exercise its pre-emption right; for a wood sold on its own and under 4 ha, the neighbouring woodland owners must also be notified and may buy at the same price, under the rules on first refusal between woodland neighbours.
Hillside oak copes badly with repeated droughts, especially on shallow soils: have the crowns inspected before the volume is estimated. In the Bas-Armagnac, pine woods are vulnerable to fire, and since Gers woodland is exposed to fire risk, ask the mairie about brush-clearing obligations if a building is included in the sale. From 20 ha, a management plan (plan simple de gestion) is required, which applies to few Gers properties but quickly becomes relevant when several lots are combined. Finally, near watercourses and the wetlands of the Adour valley, some drainage or clearing work needs authorisation.
