Two broad landscapes share the market for a forest for sale in Gard. In the north-west, the Gard Cévennes, from the outskirts of Alès to the slopes of Mont Aigoual, carry terraced chestnut groves, maritime pine woods, holm oak and, higher up, beech woods and planted conifers. According to the ma-propriete.fr forest price observatory, built from sales recorded in the French DVF land registry database, the median price of a hectare of forest in Gard was €3,104/ha in 2025*, across 86 sales, with an average of €4,744/ha. That puts the department below the Occitanie median (€3,333/ha) and below the national median (€4,936/ha). Compared with 2024, the median changed by −25.1%, a movement to interpret with care given the number of sales. On the schist and granite of the Cévennes, chestnut trees long fed local families: the slopes are still cut into terraces, known here as faïsses or bancels, planted with trees that are now often old or abandoned. Maritime pine has spread widely over the lower Cévennes, around Alès, La Grand-Combe and Saint-Jean-du-Gard, and holm oak holds the driest south-facing slopes. These mixed, rarely managed woods make up most of the private Cévennes forest.
The Aigoual massif tells a different story. Stripped bare by overgrazing, it was replanted from the last quarter of the 19th century under the forester Georges Fabre, who set up trial arboretums at different altitudes, including the Hort de Dieu on the southern slope. Beech, fir, spruce, pines and a few exotic species such as Atlas cedar now make up the Aigoual state forest and the woods around it. At the other end of the department, near Saint-Paulet-de-Caisson, the state forest of Valbonne harbours species that are rare in a Mediterranean climate. Both are public, but they show what Gard soils can grow.
In the garrigue, supply consists mostly of small plots of holm oak and kermes oak, sold to neighbours or to owners of a mas who want to control their surroundings. Their timber value is low; the price depends on access, views and sometimes a hope of building that planning rules usually rule out. Near Nîmes, Uzès or Sommières, these plots also attract town dwellers looking for a patch of nature close at hand.
In the Cévennes, a forest estate may combine several dozen hectares of hillside, a chestnut grove to revive, a stone mas and sometimes a spring or a béal (irrigation channel). Gard is among the departments most exposed to forest fires. If the wood contains or adjoins a building, the legal brush-clearance obligations (obligations légales de débroussaillement) require the surroundings to be cleared over 50 metres, sometimes more by decision of the mayor, including on someone else’s land; conversely, the owner of a plot wedged between houses will see the neighbours clear part of it. Ask whether a fire-defence track crosses the plot: it helps access but may come with a right-of-way easement. A plot that burnt a few years ago is not always obvious under the regrowth, so ask the town hall.
In the Cévennes, have the chestnut trees inspected: chestnut blight, ink disease and repeated droughts have weakened many orchards, and an ageing chestnut grove sells at the price of coppice. For a maritime or Aleppo pine wood, most of the value lies in the harvestable volume and the cost of extraction on steep slopes. If the wood covers less than 4 ha, respect the right of first refusal of neighbouring woodland owners; from 20 ha, check that the management plan (plan simple de gestion) exists and is valid.
