A forest for sale in Lot is best read through its soil. The causses of Martel, Gramat and Limogne, which cover most of the department, carry downy oak and juniper woodland on dry limestone plateaus. In the west, the Bouriane, around Gourdon, Salviac and Cazals, is a heavily wooded area of sandy hills dominated by chestnut and maritime pine. In the north-east, the Ségala, on the edge of the Massif Central, alternates forest and meadow on damp, siliceous ground. These woods are bought for firewood, shooting, truffles or to surround a Quercy house: the Quercy woodland plot remains the most common property.

According to the ma-propriete.fr forest price observatory, built from sales recorded in the French DVF land registry database, the median price of a hectare of forest in Lot was €2,788/ha in 2025*, across 80 sales, with an average of €3,819/ha. That puts the department below the Occitanie median (€3,333/ha) and below the national median (€4,936/ha). Compared with 2024, the median changed by −3.0%, a movement to interpret with care given the number of sales. Over the more robust 2020-2025 period, 393 sales give a median of €2,669/ha for a median plot size of 3.5 ha.

On the causses, downy oak forms open coppice broken up by dry grassland, dry-stone walls and stone huts (cazelles). Its slow growth makes it above all a firewood tree, sold by the stère to local households. The Causses du Quercy regional nature park, also a UNESCO Global Geopark, covers a large part of these plateaus; it does not forbid harvesting, but it steers practices and protects certain habitats.
Part of the value lies underground: around Lalbenque and on the Limogne causse, truffle oaks, natural or planted, can make a plot far more sought after than plain coppice. Ask for proof of production rather than promises. In the valleys of the Lot, the Célé and the Dordogne, the steep wooded slopes are pleasant but hard to harvest; the valley floors carry walnut orchards and a few poplar stands.
The heavily wooded Bouriane offers chestnut coppice, maritime pine and oak on sand. Woods for sale there range from a few hectares to larger holdings, sometimes attached to an old farm. The Ségala, around Latronquière and Sousceyrac, has cooler woods of oak, chestnut and conifer plantations on the Cantal border. South of Cahors, the Quercy Blanc has only small hillside woods, seldom sold on their own.
Wild boar, abundant throughout the department, and roe deer make many woods sought-after shooting grounds: holdings organised for hunting appear among our hunting estates for sale in Lot. The department is reached by the A20 motorway, which crosses it from north to south via Souillac and Cahors, and by Intercités trains on the Paris-Toulouse line, which stop at Souillac, Gourdon and Cahors among others.
Woods in Lot are exposed to fire risk, and both the causses and the Bouriane pine woods burn quickly in a dry summer. If the sale includes a house, a barn or a hut, check the brush-clearing obligations set by prefectoral order. On the causses, box, devastated in recent years by the box tree moth, has left dried-out undergrowth that can add to that risk. In the Bouriane and the Ségala, examine the condition of the chestnut, often affected by ink disease and decline.
Karst terrain holds other surprises: swallow holes (igues) and dolines on the plateaus, narrow access between dry-stone walls, steep slopes in the valleys. Check that a tractor or forwarder can really get through, and which rights of way exist with neighbours. For a forest under 4 ha, owners of adjoining woods must be informed of the sale and may buy it first; from 20 ha, a management plan (plan simple de gestion) becomes compulsory.
