Looking for a hunting property for sale in Lot means first choosing a type of ground, because Quercy sets side by side terrains with different woods and different game. The causses of Gramat, Limogne and Martel, limestone plateaux covered with downy oak, juniper and dry grassland, take up the heart of the department. To the west, the Bouriane, around Gourdon, Salviac and Cazals, is a country of sandy hills wooded with chestnut, pine and oak. To the north-east, the Ségala marks the edge of the Massif central with its acid soils, meadows and wooded valleys, while the Quercy Blanc, in the south, keeps a landscape of cultivated slopes. This page gathers the hunting woods and estates for sale in the department, listed by private sellers, estate agents and notaires.

Further on, the page sets out the prices of woods and of the few ponds sold in Lot, the trend in big game culls, where wild boar comes first, and the checks to carry out on a shoot before signing. For the purchase of the woodland itself, our buying guide for woods and forests completes these pointers.

The price of a hunting estate in Lot

A hunting estate is rarely valued with a single figure: its price adds up the value of the woodland, the ponds, the buildings and the shooting facilities. The statistics below give benchmarks for wooded land and ponds, based on sales actually recorded.

According to the ma-propriete.fr forest price observatory, built from sales recorded in the French DVF land registry database, the median price of a hectare of forest in Lot was €2,788/ha in 2025*, across 80 sales, with an average of €3,819/ha. That puts the department below the Occitanie median (€3,333/ha) and below the national median (€4,936/ha). Year on year, the departmental median moved by −3.0%: a change to read with caution on fewer than a hundred sales, where a few large estates can shift the median. Over the more robust 2020-2025 period, 393 sales give a median of €2,669/ha for a median plot size of 3.5 ha.

Nationally, the price per hectare rises with size: the large properties that appeal to hunters sell for more per hectare than medium-sized woods.

Ponds trade at a very different level: with too few sales in Lot, the benchmark is the regional median of €10,466/ha for ponds sold without buildings between 2020 and 2025.

On the listings side, 18 hunting properties are offered on ma-propriete.fr across France as of 2 October 2026, 2 of them in Occitanie. Their median asking price is €888,000 for a median size of about 68 ha. These asking prices apply to complete properties, often with buildings, a pond or hunting rights: they cannot be compared directly with DVF medians per hectare.

Hunting property for sale in Lot: read the ground before the price

The causses of Quercy: hunting on the plateau

The Causses du Quercy regional nature park covers a large part of these plateaux. On this dry, stony land, edged with drystone walls and pierced by sinkholes (igues), a wood’s value owes little to its volume of saw timber: downy oak grows slowly and mostly yields firewood. What matters to a hunter is quiet, continuous cover and water points, which are scarce on limestone where rain soaks straight in.

Wild boar are driven, roe deer are driven or stalked, and red-legged partridge and hare find a place on the grassland and old fields. The Lot, Célé and Dordogne valleys cut deep into these plateaux: their steep wooded sides give game a refuge but are hard to hunt.

Bouriane, Ségala and Quercy Blanc: three other terrains

The Bouriane is one of the most wooded parts of Lot. Its chestnut groves, pines and oaks on sand give wild boar and roe deer permanent cover, and woodcock are sought after in winter. Next door to the Périgord, where bovine tuberculosis also affects wildlife, the area may be subject to health surveillance instructions: the departmental hunters’ federation will tell you which ones apply.

In the Ségala, towards Cantal, acid soils carry livestock pasture, hedges and hillside woods well suited to big game. Red deer, long scarce in Lot, have seen their cull rise markedly across the department. South of Cahors, the Quercy Blanc, with its pale limestone slopes, fields and small woods, suits roe deer and small game; the same landscape continues southwards, where hunting estates in Tarn-et-Garonne offer comparable ground.

Before buying a shoot in Lot

In Lot, ACCAs (the statutory communal hunting associations) are the exception: hunting is organised by a dense network of village associations and societies, alongside private shoots. Hunting rights belong to the landowner, but a good deal of land is made available to an association on a mere verbal understanding: have what was agreed, and for how long, set down in writing.

On the causse as in the Bouriane, a hunting ground is often assembled by buying plot after plot. For any wood under 4 ha, bear in mind the right of first refusal of neighbouring woodland owners, who must be notified of the sale; overlooking it can undermine the purchase. Ask the seller about game damage too: in Lot, most of the compensation paid out by the departmental federation is attributed to wild boar, and relations with neighbouring livestock farmers depend on it.

A last point: fencing. On the causses, many plots are bordered by drystone walls or sheep fencing; fences linked to livestock farming fall in principle within the exceptions of the act of 2 February 2023, but mesh put up to hold game does not. In natural or forest zones it must start 30 cm above the ground, top out at 1.20 m and let wildlife through, and installations from the thirty years before the act must be corrected before 1 January 2027. The details are in our article on fencing rules for rural properties.
