Choosing hunting property for sale in Hérault is a different exercise on the slopes of the Caroux than on the shores of the Étang de l’Or. In the north-west, the Haut-Languedoc uplands, from the Somail to the Espinouse, carry beech woods, chestnut groves and conifer plantations holding wild boar, roe deer and mouflon. In the centre, from the foothills of the Larzac to the Pic Saint-Loup, garrigue and limestone plateaux alternate holm oak, Aleppo pine and vineyards: this is driven boar and small game country. On the coast, the Thau and Or lagoons and the Palavas lagoons draw duck and other waterbirds, but privately owned shores where you can hunt are rare. Properties on offer range from a hunting wood of a few hectares to a wine estate surrounded by garrigue; you will find them among our hunting estates and woods for sale, listed by private sellers, estate agents and notaires.

The data section that follows sets out forest prices in Hérault and the official game bags, in which mouflon appear alongside wild boar, roe deer and red deer. The text then looks at each main type of ground and the checks to carry out: who holds the hunting rights, the cull plan, damage to vineyards, fire risk and fencing.

The price of a hunting estate in Hérault

A hunting estate is rarely valued with a single figure: its price adds up the value of the woodland, the ponds, the buildings and the shooting facilities. The statistics below give benchmarks for wooded land and ponds, based on sales actually recorded.

According to the ma-propriete.fr forest price observatory, built from sales recorded in the French DVF land registry database, the median price of a hectare of forest in Hérault was €6,291/ha in 2025*, across 46 sales, with an average of €7,454/ha. That puts the department above the Occitanie median (€3,333/ha) and above the national median (€4,936/ha). Compared with 2024, the median changed by +25.8%, a movement to interpret with care given the number of sales. Over the more robust 2020-2025 period, 311 sales give a median of €5,000/ha for a median plot size of 2.8 ha.

Nationally, the price per hectare rises with size: the large properties that appeal to hunters sell for more per hectare than medium-sized woods.

Over 100 ha€7,361/ha320

Ponds trade at a very different level: with too few sales in Hérault, the benchmark is the regional median of €10,466/ha for ponds sold without buildings between 2020 and 2025.

On the listings side, 18 hunting properties are offered on ma-propriete.fr across France as of 2 October 2026, 2 of them in Occitanie. Their median asking price is €888,000 for a median size of about 68 ha. These are advertised prices for whole properties, sometimes with a house or a pond, not recorded sale prices per hectare like those in the DVF database.

Game in Hérault: official game bag figures

The game bag records published by the French Biodiversity Agency (OFB) measure hunting pressure and, indirectly, the presence of big game. In Hérault, 147 red deer were taken in the 2024-2025 season, about 0.2% of the national total, alongside 4,105 roe deer and 21,675 wild boar.

Hunting property for sale in Hérault: read the ground before the price

Haut-Languedoc and the Caroux: mouflon, boar and hillside forests

The north-west of the department lies within the Haut-Languedoc regional nature park. The Caroux massif and the Espinouse hills hold a mouflon population descended from Corsican animals introduced in the twentieth century; the species is subject to the cull plan and is mostly stalked, with a guide or keeper who knows the ledges and scree slopes. Wild boar and roe deer live in the beech and chestnut woods and in the Douglas fir and spruce plantations of the plateau, while red deer remain more localised. A hunting ground here is judged on its access, the state of its tracks after the autumn rains and how quiet its slopes are, given the number of walkers around the Caroux.

Garrigue, limestone plateaux and vineyards: driven hunting country

From the Séranne, the Hortus and the Pic Saint-Loup across to the Minervois and the hills north of Béziers, the garrigue mixes holm oak, kermes oak and Aleppo pine with vineyard plots. Hunting there is mostly collective: boar drives run by the local hunting society, small game such as red-legged partridge, hare and rabbit, and thrushes and woodcock passing through in winter. Properties for sale are often farmhouses or wine estates with a few dozen hectares of woodland and garrigue whose hunting rights are leased to the communal society; taking those rights back means knowing the length of the lease and local custom. Further north, the Larzac plateau continues into Aveyron, where hunting grounds in Aveyron offer more open land.

Coastal lagoons and wetlands: tightly controlled access

On the coast, wildfowling takes place around the lagoons, but most of the shoreline belongs to the public maritime domain, the Conservatoire du littoral (the national coastal protection agency) or local authorities. On the public maritime domain, hunting rights are allocated by the State and do not go with the adjoining land. The few private marshes that come up for sale lie in wetlands, often in Natura 2000 sites: reshaping a ditch, filling ground or creating a pond there falls under water law. Lead shot is banned in these areas, which matters both for the guns and for how the property can be used.

What to check in Hérault

Some communes in Hérault have set up an ACCA (an approved communal hunting association); elsewhere, hunting is run by communal societies or private owners. Where an ACCA exists, check whether the holding reaches the 20 ha single-block threshold, unless raised by order, which lets an owner keep the hunting rights. Ask for the cull plan allocations for mouflon, red deer and roe deer and the history of damage: in a wine-growing department, a holder of hunting rights who fails to control wild boar can be required to contribute to compensating growers. Statutory brush clearance applies around any building in or near woodland. And if the property is fenced, check that it complies with the act of 2 February 2023, which caps fences at 1.20 m, requires a 30 cm gap above the ground and gives until 1 January 2027 to adapt those erected since 1993: see our guide to the fencing act.

Hunting property listings for Hérault on ma-propriete.fr come from private sellers, estate agents and notaires’ offices; filter them by budget and size, save an alert to hear about new grounds, or publish your own if you are selling. If woodland is your priority, see our forests for sale in Hérault; for a wider search, browse the hunting estates for sale in Occitanie, from the Cévennes to the Pyrenees.
