Anyone prospecting a poultry farm for sale in Eure finds a department split between wide cereal plateaux and hedged countryside where livestock has kept its place. Birds are kept here in broiler and turkey houses, in floor or free-range laying units oriented towards Normandy and the Paris region, and on small farm-scale holdings selling at the gate. Rural agencies, notaries and farmers preparing to stop place the files, with covered area, production system and existing outlet. The national directory of poultry farms for sale usefully extends the picture.
The purpose of this page is to supply context: where farmland prices stand in Eure, which districts see holdings change hands, what to inspect on a building and which obligations weigh on the sector. To build a setting-up project, lean on our white paper « Créer une exploitation agricole » (in French), which walks through the administrative and financial route.
Land remains the largest item when buying a poultry farm. According to sales recorded by the French tax administration (DVF, vineyards excluded), the median price of agricultural land in Eure (27) stood at €9,723/ha in 2025, with an average of €10,355/ha across 214 sales; 80% of transactions fall between €7,000 and €15,212/ha, against a national median of €5,307/ha.
The SAFER benchmark of land values (2025 figures) puts vacant land and pasture at €10,270/ha (+3.1% year on year, +14.7% over ten years), against a national average of €6,460/ha; land already let sells around 17% lower.
Area alone never explains a price. The design of the building and its capacity per batch count, as do insulation, ventilation and its controls, heating, silos and the feed line, the biosecurity entry room, the egg room and its equipment on a laying unit, and the state of the range where there is one. Add the nature of the contract, the distance to slaughtering and packing facilities, and the spreading reserve that can actually be used. Place all of it with the land price observatory and our financial calculators.
The buildings offered range from long houses built for standard contract production, through laying units fitted with nest boxes, belts and a grading room, to lighter structures for farm-reared birds with an outdoor range. Examine the frame, the roof, the insulation of walls and ceiling, the type and age of the ventilation, the heat source and what it costs to run, the silo capacity, the floors and the working of the entry room. Recent climate control, a heat exchanger or a renewed roof weigh clearly in the negotiation; a tired frame or degraded insulation, by contrast, means building work before the first batch arrives.
Then establish what is actually being sold. On a laying hens holding, the collection equipment, any grader and the temperature-controlled store matter as much as the shell. Under an integration contract, the birds and the feed remain the producer group's property, which eases opening working capital but ties value to the remaining term. Where the listing covers a whole set with house, sheds and land, insist on a separate figure for each component before discussing an overall price.
The Neubourg plateau and the Norman Vexin, around Les Andelys and Gisors, are arable country where land trades high and poultry appears mainly as an indoor enterprise attached to a rotation. The Pays d'Ouche in the south-west and the Lieuvin towards Bernay keep a hedged landscape, grassland and a greater number of available livestock buildings. The Roumois and the Risle valley, between Pont-Audemer and Brionne, offer mid-sized holdings. To the east, the nearness of the Seine valley and the Paris region tightens the market for farmsteads.
A search aimed at the south-west of the department therefore meets more offers and more measured prices for buildings, at the cost of being further from the main routes. Areas near Évreux, Vernon or the motorway towards the capital draw non-farming demand that lifts the price of houses and outbuildings, without the poultry houses being any better equipped.
A poultry unit falls, according to flock size, under declaration, registration or authorisation as a classified installation; the change of operator is notified to the prefecture and does not in itself regularise a long-standing situation. Ask for the order, any formal notices and the biosecurity plan, then check on the ground the entry rooms, the separation of routes, the protection of silos and how far the buildings exclude wild birds, which is central to avian influenza prevention. The distance to dwellings, in a department where peri-urban growth continues, governs any future extension.
On the environmental side, verify manure storage capacity, the compliance of the spreading plan and whether the site sits within a water catchment protection perimeter; the plateaux include sensitive areas where spreading is restricted. As for the land, the rural lease passes to the buyer with the landlord's agreement, and the deal still needs clearance under the structures control, France's permit system governing who may farm a holding, and may trigger SAFER's pre-emption right.
Private vendors, rural property firms and notarial offices publish their holdings here. Adjust the criteria on building area, budget and production, keep an alert running so you hear about the next handovers, and if the department feels too narrow, look across the wider set of poultry farms for sale in Normandy.
