Looking for a poultry farm for sale in Côtes-d'Armor? This Breton department is one of France's leading poultry areas: broiler chickens, turkeys, ducks and laying hens are raised here, often alongside a mixed crop and livestock holding. The listings gathered on this page come from farmers handing over, specialist rural agencies and notaries, and state the building area, the production system and the contract in place. They complement all the poultry farms for sale across France.

Beyond the listings, this page gives the benchmarks buyers need: farmland prices in the department, the areas where supply is concentrated, the condition of the buildings to inspect and the checks specific to the sector. If you are preparing to set up, our white paper « Créer une exploitation agricole » (in French) covers the route from funding to the agricultural qualification.

Farmland prices around a poultry farm in Côtes-d'Armor (22) in 2025

Land remains the largest item when buying a poultry farm. According to sales recorded by the French tax administration (DVF, vineyards excluded), the median price of agricultural land in Côtes-d'Armor (22) stood at €5,584/ha in 2025, with an average of €5,872/ha across 371 sales; 80% of transactions fall between €3,914 and €8,226/ha, against a national median of €5,307/ha.

The SAFER benchmark of land values (2025 figures) puts vacant land and pasture at €5,890/ha (+1.9% year on year, +23.2% over ten years), against a national average of €6,460/ha; land already let sells around 17% lower.

Beyond the land attached to the holding, the value of a unit here rests on the production tool itself: usable length and height of the houses, roof and insulation, climate control, silos and feed line, and the range area available where the specification requires one. The outlet weighs just as heavily: an integration contract, membership of a production organisation or an established customer base. To place an asking price in its market, use our land price observatory and our financial calculators.

What sets poultry farms for sale in Côtes-d'Armor apart

Livestock buildings and production systems

The local stock combines long standard broiler houses, label rouge buildings with grass range and, less often, laying-hen units in aviaries or free range. Buyers examine the frame and insulation, the ventilation system, the heating equipment, the feed silos and augers, as well as the floor and the biosecurity entry rooms. A house recently brought up to standard, or fitted with a heat exchanger, sells well above an older building whose takeover implies heavy refurbishment. The year of construction, the usable length and the capacity per batch weigh directly on the asking price, as do a technical room, a washing area and access suitable for lorries.

Many units operate under contract with a producer group or production organisation, which supplies chicks and feed and collects the batches. The value of the holding therefore rests as much on the strength of that outlet as on the buildings themselves, and the buyer should secure it before the sale. Farms that process on site or sell direct are rarer and are valued separately, together with their workshop, health approval and customer base. Where a holding is offered with a dwelling house and land, it is worth separating from the first visit what belongs to the production tool and what belongs to the house, since the two are not valued in the same way.

Areas within the department

Poultry production is spread across the whole department, with a marked density in the centre and west, around Loudéac, Uzel and Merdrignac, where abattoirs, hatcheries and feed mills are concentrated. The Trégor and the Guingamp area more often combine poultry with vegetable growing, while the south, towards the Mené hills, mixes indoor units with forage land. The coastal strip from Lannion to Saint-Brieuc offers little available farmland and tighter prices. The north-east, around Lamballe and Dinan, completes the picture with holdings often combined with a pig or dairy unit.

Being close to slaughtering and feed facilities is a genuine criterion: it lowers transport costs and eases access to contracts. The most affordable land is found inland, away from the urban centres and the coast. For a first purchase, these communes offer the best balance between land prices, availability of buildings and access to production contracts.

Points to check before buying

Poultry units fall under the French classified installations regime: depending on flock size, the holding is subject to declaration, registration or authorisation, and a change of operator must be notified to the prefecture. The buyer checks the manure spreading plan, the existence of an up-to-date biosecurity plan and the avian influenza measures, which are closely monitored in western France. The distance to dwellings and third parties governs any future extension, and is worth measuring on site before planning any enlargement or additional building.

Part of the land is frequently rented: the rural lease continues with the new farmer, subject to the landlord's agreement, and the transaction remains subject to the structures control and to SAFER's pre-emption right. It is wise to have the buildings, the equipment and the land valued separately rather than accept a single overall price. A buyer seeking setting-up support must also hold the agricultural professional qualification and file the application before signature, which means agreeing the timetable with the seller well in advance.

The listings here come from private sellers, rural estate agencies and notaries. Filter by area, price or production type, set up an alert to hear about new listings, and widen your search to all poultry farms for sale in Brittany.
