Inland Morbihan carries a good share of Breton poultry production, and the search for a poultry farm for sale in Morbihan usually leads there. You will find standard houses run in batches, label rouge buildings with an outdoor range, turkey and duck units, and laying-hen houses. The properties are placed by farmers approaching handover, by specialist rural agencies and by notaries, each stating the area, the production system and the marketing organisation behind the unit. They join the national list of poultry farms for sale.

As you read on, you will get the context a single listing lacks: what farmland is worth in the department, which areas see the most sales, the state of the building stock generation by generation, and the inspections the sector imposes. The white paper « Créer une exploitation agricole » (in French) rounds this out for anyone preparing a first set-up.

Farmland prices around a poultry farm in Morbihan (56) in 2025

Land remains the largest item when buying a poultry farm. According to sales recorded by the French tax administration (DVF, vineyards excluded), the median price of agricultural land in Morbihan (56) stood at €5,507/ha in 2025, with an average of €5,980/ha across 293 sales; 80% of transactions fall between €3,748 and €9,162/ha, against a national median of €5,307/ha.

The SAFER benchmark of land values (2025 figures) puts vacant land and pasture at €5,360/ha (+3.7% year on year, +26.4% over ten years), against a national average of €6,460/ha; land already let sells around 17% lower.

Set the hectares aside and the value shows in the tool itself: the number and dimensions of the houses, the year they went up, the insulation, the climate control, the feeding and drinking equipment, the washing bay and access for collection lorries. Add the nature of the outlet and the range area available for birds kept outdoors. To weigh up what a listing is worth, use our land price observatory and our financial calculators.

Buying a poultry farm in Morbihan: what stands out

Houses, equipment and the flock of a chicken farm

The department holds building generations that have little in common, from narrow older houses to recent structures driven by a controller. What a buyer looks at: frame and roof, wall insulation, ventilation type, heating, feed line, silos and the water circuit. The floor condition, the compliance of the entry room and the space available to manoeuvre set the cost of bringing the unit back into service. Taking over a recently equipped house avoids heavy work; a building left as it stands means pricing the upgrade before any offer is made.

The flock and the way it is run are assessed separately. Under contract, the production organisation delivers chicks and feed and schedules the batches; outside a contract, the farmer carries the marketing, through short circuits or towards an egg-packing station. An egg farm built on laying hens is read differently again, through its housing system and its collection round. Each formula has its own value and its own risk, and a buyer does well to meet the downstream partner before signing. In a holding that includes a dwelling and land, ask for the price to be split between the production tool and the residential part.

From inland Brittany to the coast: where a broiler farm comes up

Poultry production here spreads mainly across the north and centre of the department, around Pontivy, Locminé, Baud and Josselin, where indoor units, feed mills and processing businesses sit side by side. The Le Faouët and Guéméné-sur-Scorff country, further west, keeps mixed holdings combining poultry with forage ground. Towards Ploërmel and the border with Ille-et-Vilaine, supply broadens to complete holdings. The shores of the Gulf, the Vannes area and the hinterland of Lorient, by contrast, stay tightly squeezed by residential demand. From one sector to the next, availability rests mainly on the pace of retirements and on whether a family successor is waiting.

That geography reads straight off in prices: the further from the coast and the coastal routes, the easier land becomes and the more buildings come up. A set-up project therefore finds better terms inland, with the added benefit of being close to slaughtering and feed facilities. Buyers coming from other regions do well to visit several cantons before deciding, since situations differ markedly over quite short distances, and since access to a production contract is not the same everywhere.

Regulation, animal health and land

How many birds are kept decides whether the unit is classed as a classified installation under declaration, registration or authorisation; a change of operator is notified to the prefecture, and the order in force deserves close reading, since it may rule out the enlargement you had in mind. The density of livestock in inland Brittany keeps biosecurity requirements and avian influenza prevention very much to the fore: entry rooms, fencing, range management and traceability all belong in the purchase survey. A call at the town hall is a useful way to learn which planning documents apply around the holding.

Effluent follows: manure storage, the spreading plan and nitrate zoning govern how far the unit can grow. Land is often rented; the rural lease continues with the buyer subject to the landlord's agreement, and the transaction goes through the structures control, France's clearance regime for farm takeovers, and through SAFER. Finally, ask for buildings, equipment and land to be valued apart before the finance is settled.

Private sellers, rural estate agencies and notaries' offices feed this page as sales come up, from a complete holding to a single free-range poultry unit. Sort by covered area, price or the production you are after, create an alert to hear without delay, then extend the search to poultry farms for sale in Brittany.
