Buying a market garden in Vaucluse: the points that decide it

Greenhouses, gravity irrigation and the dispatch chain

Equipment in this department is often heavy. Wide multi-span houses, heated glass for early crops and ornamentals, tall tunnels, open ground watered by sprinkler or fed by gravity from the canals serving the parcel: each configuration calls for its own examination. Check when the structures were put up, how the gutters and vents are holding, the state of the thermal screens, the heat generator and its energy source, the fertigation controller, the borehole and its pump. Carry the inspection through to the shed: washer, grader, palletising, cold room, chilled bay and room for articulated lorries to turn.

The route to market then shapes the whole valuation. A holding supplying packers and the wholesale trade is worth first its volumes, its regularity and its ability to meet a specification; a farm selling on markets and through producer shops is worth its customer base. Ask for figures covering several seasons, the split between crops and the share delivered through a producer organisation. If the dwelling house comes with the whole, have the price broken down between residential building, farm buildings and land.

Comtat, Rhône valley, Durance and the Valréas enclave

The heart of the activity beats in the Comtat plain, around Carpentras, Monteux, Pernes-les-Fontaines and L'Isle-sur-la-Sorgue, where covered vegetables, strawberries, table grapes and young-plant raisers sit side by side. To the south, Cavaillon and the banks of the Durance form a second dispatch hub, melons above all, right next to the neighbouring market town of Châteaurenard in Bouches-du-Rhône. The Rhône plain, from Orange to Bollène, combines deep soils with irrigation. Further north, the Valréas enclave and the slopes of the Ventoux offer more mixed situations, where vines take up much of the pattern of parcels.

Differences in value rest mainly on water and on the equipment already in place. A parcel served by a collective canal, level and already covered, trades well above dry hillside ground. Urban spread around Avignon and the growth of logistics along the valley also eat into what is available. Anyone taking over for the first time does well to look at the edges of the basin, where access to land stays less contested.

Water, labour and the checks to run first

Establish exactly where the water comes from: membership of an authorised watering association, the rota, the yearly subscription, or else a borehole with its abstraction permit and its meter. Ask about the restrictions imposed in dry summers and about the condition of the works serving the parcel. Then check how the ground is classified in the planning document, the canal easements, which are very common here, and whether the greenhouses and packing buildings were properly consented. Classification as a nitrate vulnerable zone also governs nitrogen use and effluent storage.

Seasonal labour is the other major item: contracts, any use of an employers' group, service providers, on-site housing and the compliance of that accommodation should all be examined before buying. In legal terms the sale remains subject to the structures control, the administrative authorisation needed to farm, and to SAFER's pre-emption right; rural leases in force continue to bind the buyer. Lastly check organic certification parcel by parcel, when conversion began and on what terms it survives the sale, together with the commitments given to buyers.
