A market garden for sale in Alpes-Maritimes belongs to a department where ornamentals weigh as much as vegetables: cut flowers, pot plants, nurseries and perfume crops take up a major share of the cropped area, beside a local vegetable trade supplying the regional wholesale market, the city markets and the restaurant trade. The businesses offered here reach us from growers winding down, from rural property agencies and from notaries on the coast and inland alike; they set out the covered area, access to water, road service and any goodwill attached. They take their place within our wider list of market gardens and nurseries for sale.
This page exists to read an offer differently: what land fetches on the Riviera, which valleys and hillsides release units, how to examine a set of glasshouses and its controls, and the constraints bearing on a takeover in heavily built-up country. Our white paper « Créer une exploitation agricole » (in French) goes on to funding, the farming qualification and the company form worth choosing.
Land value drives much of the asking price for a market garden or nursery. French tax transfer statistics (DVF, vineyards excluded) show, for 2025, a median of €7,245/ha in Alpes-Maritimes (06), an average of €7,245/ha and 1 sales; 80% of transactions settle between €7,245 and €7,245/ha, against a national median of €5,307/ha. * Fewer than 30 recorded sales: indicative value.
The SAFER benchmark is not compiled at this scale; use the national figures instead, €6,460/ha for vacant land and pasture and €5,350/ha for let land.
In a department where farmland is scarce, price takes in far more than the parcel: the generation and height of the houses, heating and screens, benching and sub-irrigation, cold storage and the room where bunches are made up, lorry access, and above all the goodwill itself, meaning the florist, garden centre or perfumery customers and the varieties standing in the ground. Much of the value of an ornamental holding sits in that commercial asset. Frame your estimate with our land price observatory and our financial calculators.
Equipment on the Riviera is ornamental first. You will meet glasshouses and multi-span structures given over to cut flowers and pot plants, tall tunnels, mobile benches, sub-irrigation and shading systems, sometimes a cold room dedicated to bunched stems. Check the span and gutter height, how the structures stand up to wind squalls, the climate control, the fertigation and the recycling of nutrient solution, increasingly expected of a modern site. For perfume crops, attention shifts to how the parcels are managed, the age of the plantings and how far harvesting can be mechanised.
Plant material calls for particular care. Protected varieties, breeders' rights, licence agreements and the European plant passport travel with part of the stock: have a precise list drawn up of what is being sold and of the royalties attached. Where a dwelling is included, residential value often outweighs agricultural value, which complicates funding for a vegetable farm and justifies a detailed split between house, structures and land.
The lower Var valley, from Saint-Laurent-du-Var through La Gaude, Gattières, Carros and Le Broc, concentrates most of the department's covered area, in a corridor equally coveted by planners and by business development. The slopes around Antibes, Biot and the Loup valley keep a cut flower tradition, roses above all. Around Grasse, perfume plants have found outlets again with the perfume houses. The hillsides of Pégomas and the Siagne remain associated with mimosa, while the Paillon, Vésubie and Tinée valleys hold smaller units turned towards olives, local vegetable growing and the Nice markets.
Pressure on land is the first fact of this market. Between a built-up coastline, development schemes across the Var plain and sheer residential appeal, equipped ground rarely changes hands on terms comparable to the rest of the region. Buyers often widen the search inland, at the cost of harder access and a season constrained by altitude.
Start with the planning document: how the parcels are classified, any protected farming perimeter set up to keep land out of development, easements tied to development schemes, and whether the consents issued for the existing greenhouses were in order. In the Var plain, flood risk brings a prevention plan whose requirements bear on buildings and on storage alike. Then turn to water: connection to a canal, the right of use, a licensed borehole, the meter and the restrictions that apply in dry spells.
Since the region is affected by regulated pests attacking ornamental plants, ask for the site's plant health status, the record of inspections and whether it falls inside a demarcated area, which lastingly restricts the movement of stock. The sale falls under the structures control, the authorisation needed before farming land in France, and under SAFER's pre-emption right. Lastly, plan for the cost and the housing of seasonal labour, both awkward matters along this coast.
Outgoing growers, rural property firms and local notaries supply this section: ornamental sites with a full greenhouse business, perfume crop parcels, small local vegetable units, or a nursery sold with its landscaper customers.
