Acquiring a market garden for sale in Bouches-du-Rhône means entering one of the most organised vegetable areas in the country, built around the irrigated land of the northern department and a dispatch market that draws in Provençal production. The department also holds ornamental nurseries and propagation growers with a reputation well beyond the region. The properties gathered here reach us from farmers at the end of their careers, from agencies specialising in agricultural estates and from Provençal notaries; they state the irrigated area, how much stands under cover, the packing equipment and the outlets served. They round out our market gardens and nurseries for sale.
To the listing we add what lets you decide: local land values, the communes where sales keep coming up, a method for appraising a set of structures, a packhouse and a water right, and the formalities framing the takeover of irrigated ground. Our white paper « Créer une exploitation agricole » (in French) then covers forecast accounts, support schemes and the farming structure itself.
Land value drives much of the asking price for a market garden or nursery. French tax transfer statistics (DVF, vineyards excluded) show, for 2025, a median of €20,637/ha in Bouches-du-Rhône (13), an average of €19,365/ha and 24 sales; 80% of transactions settle between €10,674 and €24,734/ha, against a national median of €5,307/ha. * Fewer than 30 recorded sales: indicative value.
On the SAFER side, the value of vacant land and pasture is set at €16,720/ha for 2025, moving -4.2% over a year and -2.1% over ten, against €6,460/ha nationally; expect an average discount of 17% where a lease is running.
Land is only part of the equation. What counts is the link to the canal and the watering turn, how level and how deep the silt is, shelter from the mistral, the generation of the multi-span houses and their heating, the washer, the grader, the packing line, the cold volume and the dispatch bay. Add the producer organisation shares, the volumes under contract and, for an ornamental holding, the growing stock and the customer references. Set all of it against our land price observatory and our financial calculators.
Equipment in Provence is markedly more capital-intensive than the national average. Wide multi-span structures, heated glasshouses, tall tunnels and irrigated open ground combine on a single holding. Check when the structures went up, how they resist the mistral, the anchoring and bracing, the condition of the gutters, the thermal screens, the heat generator and its fuel, the climate control and the automated fertigation. On a nursery site, look at the container standing ground and its drainage, the recovery of irrigation water, the propagation house and the windbreaks, whose role here is decisive.
The packhouse is what makes the difference on resale. Washer, grader, palletising line, cold volume, a bay at lorry height and room to manoeuvre determine whether packers and retail buyers are within reach at all. A holding attached to a producer organisation is worth first of all its committed volumes and its shares, whose transfer conditions deserve investigating before you sign, because they govern whether deliveries continue through your opening season.
The north of the department is the productive heart: around Châteaurenard, Barbentane, Noves, Eyragues, Graveson and Rognonas, irrigated land along the Durance and the Rhône carries substantial covered areas and feeds the local dispatch market. The Alpilles and the Baux valley, from Saint-Rémy-de-Provence to Maussane, combine vegetable growing, olive groves and ornamental nurseries. The Crau plain, around Saint-Martin-de-Crau, is given over mainly to irrigated hay meadows, while the Camargue around Arles has to contend with salinity. Near the Berre lagoon and Salon-de-Provence, farming shares the ground with housing and industry.
Differences in value are pronounced. An equipped irrigated parcel close to the dispatch points trades far above isolated ground on the margins of the department. Competition does not come from vegetable growers alone: olive planting, seed production, urban growth and residential demand all pull prices up in the districts most in demand.
Gravity irrigation structures the whole territory. Ask whether each parcel belongs to its syndical association, what watering turn it holds, the annual charge, the condition of the field channels and whether conversion to sprinkler or drip is feasible. For a borehole, insist on the abstraction licence, the meter and the record of drought orders. In the Camargue and on the low-lying fringes, have salinity and drainage analysed, since both govern what can be grown. Check as well the flood risk prevention plans attached to the Rhône and the Durance.
On the planning side, verify how parcels are classified, any protected farming perimeter and whether the consents obtained for the existing structures were in order. The takeover stays subject to the structures control, the authorisation required before farming land in France, and to SAFER's pre-emption right, very active in this department. Finally, ask about the plant health status of ornamental stock, since the region is affected by regulated pests, and about how seasonal labour is organised and housed.
This selection brings together property entrusted by retiring farmers, by Provençal rural estate firms and by notarial offices: dispatch-scale units with a full greenhouse business and packhouse, farms selling direct around the towns, or a plant nursery for sale with its stock and its references. Adjust area, budget and district, set up a publication alert, then widen out to the market gardens for sale in Provence-Alpes-Côte d'Azur.
