Looking at a market garden for sale in Eure places you between two large consumer markets, greater Rouen and the Paris region, on ground running from Seine valley alluvium to the deep loams of the Neubourg plateau. The department holds vegetable farms selling direct, units grown under cover, ornamental horticulture businesses producing pot plants and cut flowers, and nurseries supplying garden centres and landscaping firms. Files reach us from owners arranging their departure, from firms dealing in rural property and from Norman notaries; they state the covered area, the water available and where the produce goes. The department holds its place within the market gardens and nurseries for sale we follow.

Beyond the description, this page gives you the means to judge: what land is worth locally, the districts where holdings come up most often, how to read an ageing set of growing structures, and the checks particular to vegetable and ornamental production. To shape a setting-up project, our white paper « Créer une exploitation agricole » (in French) works through the stages, from choice of legal form to the funding plan.

Land prices for market gardens and nurseries in Eure (27) in 2025

Land value drives much of the asking price for a market garden or nursery. French tax transfer statistics (DVF, vineyards excluded) show, for 2025, a median of €9,723/ha in Eure (27), an average of €10,355/ha and 214 sales; 80% of transactions settle between €7,000 and €15,212/ha, against a national median of €5,307/ha.

On the SAFER side, the value of vacant land and pasture is set at €10,270/ha for 2025, moving +3.1% over a year and +14.7% over ten, against €6,460/ha nationally; expect an average discount of 17% where a lease is running.

Once the land is costed, the value sits elsewhere. What counts is the covered area and how modern it is, the condition of frames and films, a secured water supply, the refrigeration available, the washing and packing station, the potting area or container beds on the ornamental side, and finally the goodwill itself: regular market customers, box scheme contracts, listings with garden centres or with school and hospital kitchens. Test your figure against our land price observatory and run the deal through our financial calculators.

What sets market gardens for sale in Eure apart

Structures, soil, water and the packing shed

Very large glasshouses stay rare here: cover mostly means cold tunnels, multi-span houses and a few heated glass units inherited from ornamental growing. Inspect the frame, the age of the films and how much light they still let through, the venting, resistance to wind on the open plateaux, the heating plant where there is one and the thermal screens. On the soil side, ask for the analyses, the rotation history and the state of the drainage, which is decisive on loams that cap easily. Irrigation then has to be read in detail: where the water comes from, the borehole and its abstraction licence, the real yield at peak, buffer storage, drip line coverage and the age of the reels.

The downstream end weighs as much as the growing itself. A washer, a grader, a cold store of the right size, an approved room for direct supply and a bay a lorry can reach all move the value of a site. For a plant nursery for sale, the container beds, the drainage of the standing ground, the shading and the stock of plants growing on should be valued separately. Where house, sheds and land form a single lot, insist on a written split of the price: a home and a production tool are not funded over the same term or against the same security.

Seine valley, Neubourg, Vexin normand and the pays d'Ouche

The alluvium of the Seine valley, around Vernon, Les Andelys and Louviers, has long carried vegetable production: free-draining soils, water close by, and Paris buyers within a morning's drive. The Neubourg plateau and the Saint-André plain carry deep loams much sought after by arable farmers, which tightens the market and pushes incomers towards modest acreages. The Vexin normand, near Gisors, feels the same pressure, sharpened by demand for housing. Further west, the Roumois, the Lieuvin and the pays d'Ouche, hedged country, mainly hold small mixed holdings.

The gap between a hectare of arable plateau and a plot in a valley bottom stays wide, and it does not map onto suitability for vegetables: ground rated poorly for cereals can work well under cover, provided the water follows. Distance to Évreux, to Rouen and to the Seine valley largely decides whether a short supply chain project will stand up.

Water, planning and the legal frame of a takeover

Make water your first line of enquiry. The department has many private boreholes and drinking water catchments whose protection perimeters restrict what can be grown and applied: ask for the orders that apply to the parcels, the abstraction licence, its permitted volume and how long it still runs. Then check the zoning in the local planning document, since urban spread along the Seine and towards the Paris region places some ground in development reserve, which rules out extending under cover. Finally make sure the structures and sales rooms already standing were consented for the use they are put to.

In law, the sale stays subject to the structures control, the French authorisation regime governing who may take over farmland, and to SAFER's pre-emption right, while rented parcels pass on with their rural lease. Check how long each parcel has been certified organic and on what conditions that survives the handover. Question the seller about seasonal labour and where it is housed, a sensitive point where local accommodation is scarce, and have it spelled out which trading contracts will continue with you.

The holdings shown here come from private sellers, from rural property agencies and from notaries practising in the department. Narrow by area, by budget or by type of production, save an alert so you hear as soon as something is listed, then widen the search to market gardens for sale in Normandy.
