Few Norman departments put so many people within easy reach of the growing ground. A market garden for sale in Seine-Maritime usually leans on the conurbations of Rouen, Le Havre or Dieppe, with field vegetables on the loams of the pays de Caux, covered cropping in the urban fringe, ornamental horticulture businesses raising pot plants and cut flowers, or nurseries supplying garden centres and landscaping firms. Retiring growers, rural estate agencies and Cauchois notaries pass these files to us, setting out the structures, the irrigation and the outlets. They broaden the picture given by the market gardens and nurseries for sale we publish.

Here you get the context a listing leaves out: land values across the department, the districts where sales come up, a way of reading a set of greenhouses and its heating, and the points to settle before signing. If the setting-up project is still ahead of you, our white paper « Créer une exploitation agricole » (in French) sets out the legal forms open to you, the support available and the working capital required.

Land prices for market gardens and nurseries in Seine-Maritime (76) in 2025

Land value drives much of the asking price for a market garden or nursery. French tax transfer statistics (DVF, vineyards excluded) show, for 2025, a median of €11,543/ha in Seine-Maritime (76), an average of €12,013/ha and 209 sales; 80% of transactions settle between €7,594 and €17,090/ha, against a national median of €5,307/ha.

On the SAFER side, the value of vacant land and pasture is set at €11,600/ha for 2025, moving -0.3% over a year and +23.3% over ten, against €6,460/ha nationally; expect an average discount of 17% where a lease is running.

Beyond the hectares, several items build the price. The covered area and how modern it is first, with the frame, the thermal screens and the heating; then control of water, a licensed borehole, mains and drip lines; and finally the downstream end, washing line, grader, cold store, dispatch bay, container beds on the ornamental side. To that add the goodwill: city market customers, producer shops, garden centres, public sector orders. Compare with our land price observatory, then model the deal in our financial calculators.

What sets market gardens for sale in Seine-Maritime apart

Greenhouses, plateau loams and the packing line

The deep loams of the Caux plateau are among the best growing media in the region, but they cap readily: ask for the analyses, the rotation history, the state of the drainage and what has been done for soil structure. Cover mixes tunnels, multi-span houses and, in ornamentals, some heated glass. Check the frame and how it stands up to wind, common on these open plateaux, the age of the films, the venting, the thermal screen, the heat generator and its fuel, and the climate control. Irrigation, less systematic here than in the south, still deserves an audit: where the water comes from, the abstraction licence, the yield genuinely available.

The packing line separates two otherwise comparable sites: washer, grader, cold store, an approved room for direct supply, a bay lorries can use, palletising equipment. Greenhouses for sale already fitted with benching, sub-irrigation and shading are not worth the same as bare cover. If house, buildings and land form a single whole, ask for a written split of the price: banks do not apply the same terms or the same security to a home and to a business asset.

Pays de Caux, the Seine valley, the pays de Bray and the coast

The pays de Caux, from Yvetot to Fécamp and Saint-Valery-en-Caux, carries field vegetables grown within large mixed farms; land there is contested and rarely cheap. The Seine valley, between Rouen and Le Havre, brings together alluvial soils and city buyers on the doorstep, which makes it the natural ground for short supply chain projects. The pays de Bray, around Neufchâtel-en-Bray and Forges-les-Eaux, stays grassland country where prices remain more accessible. Towards the Bresle and the Petit Caux, listings thin out but negotiations run more calmly.

Urban spread around Rouen, Le Havre and Dieppe cuts both ways: it sustains demand for vegetables sold direct, yet it takes ground out of farming and pushes up the price of what is left. A buyer after acreage will move away from the river towards the interior of the plateau, at the cost of rethinking delivery rounds.

Catchments, planning and the frame of the sale

Chalk bedrock leaves the aquifer exposed, hence the many drinking water catchment perimeters that govern fertilising and crop protection: ask for the orders covering the parcels and what they mean in practice for the cropping plan. Check too how the ground is classified for run-off and erosion risk, both common on the Caux slopes, and any drainage works imposed as a result. On the planning side, look at zoning near the towns and at whether the permanent greenhouses, sheds and sales rooms already built were properly consented.

The transaction remains subject to the structures control, the prior authorisation required to farm, and to SAFER's pre-emption right; rural leases in force continue with the buyer. Examine how long each parcel has been certified organic and whether that continues after the handover, then the contracts held with wholesalers, garden centres or local authorities, which may be personal to the seller. Finally, ask about seasonal labour and where it sleeps, a real constraint in the urban fringe.

This section brings together property offered by owners selling up, by rural property firms and by notaries of the department. Set your filters for area, budget and district, put an alert in place to follow each new entry, then widen out to market gardens for sale in Normandy.
