Vegetable growing in Orne works at a different scale from the great production basins: a market garden for sale in Orne is usually a modest unit selling direct, combining open field and covered cropping, sometimes with an ornamental horticulture workshop or a nursery alongside. Proposals reach us from growers arranging their handover, from agencies specialising in rural property and from notaries of the department; they set out the cropped area, the cover available, the water supply and the customer base already built. You will find them alongside our market gardens and nurseries for sale.

To the particulars we add what actually settles a decision: land values in the department, the districts where holdings appear, how to appraise buildings and tunnels that are often far from new, and the regulatory checks the sector calls for. If your project is still taking shape, our white paper « Créer une exploitation agricole » (in French) deals with legal form, financial support and the opening forecast.

Land prices for market gardens and nurseries in Orne (61) in 2025

Land value drives much of the asking price for a market garden or nursery. French tax transfer statistics (DVF, vineyards excluded) show, for 2025, a median of €6,432/ha in Orne (61), an average of €6,818/ha and 307 sales; 80% of transactions settle between €4,427 and €10,000/ha, against a national median of €5,307/ha.

On the SAFER side, the value of vacant land and pasture is set at €7,250/ha for 2025, moving -1.6% over a year and +16.7% over ten, against €6,460/ha nationally; expect an average discount of 17% where a lease is running.

Land accounts for only part of the asking price here. The rest divides between the covered area and its condition, access to water and the irrigation kit, the shed, the cold store, the packing room and the farm shop space, and then the goodwill: weekly boxes, market pitches, producer shops, orders from school kitchens. Place all of it with our land price observatory, then test whether the funding works using our financial calculators.

Taking over a market garden in Orne: what to look at

Cover, bocage soils and farm equipment

Cover here usually means tunnels and the odd multi-span house rather than glass. Look at when they were erected, how they are anchored, corrosion on the hoops, the age of the films, the side venting and the state of the soil inside, often tired from rotations kept too short. Bocage soils, waterlogged in places, call for a look at drainage, ditches and how the ground carries weight coming out of winter; the loamier ground of the Alençon plain and around Argentan mainly needs watching for capping. Ask for whatever analyses exist and for the cropping history plot by plot.

On holdings of this size, equipment makes the difference: washer, cold store, trimming table, an approved room for direct supply, planting gear and mechanical weeding kit. A plant nursery for sale reads differently again, through its container beds, its drainage, its watering system and the stock still growing on. Where a dwelling comes with the sale, as it often does here, have a separate value set for the house and for the production tool.

The Perche, the Alençon plain, the Argentan basin and the bocage

The Perche, around Mortagne-au-Perche, Bellême and Nocé, combines sought-after countryside, a residential clientele and a habit of direct selling that supports smallholding projects; land there is pulled up by demand for second homes. The Alençon plain and the Argentan basin offer more even ground, though arable farmers compete for it. The Auge country on the Orne side and the bocage, towards Flers and Domfront, remain places of livestock and orchards, where acreage comes free more often and at more contained prices.

In a thinly populated department the outlet matters more than the soil itself: weigh the distance to Alençon, Argentan, Flers and L'Aigle, how busy the local markets are and, for anyone aiming further, the road access towards the Paris region through the Perche. A holding cut off from any customer base will be harder to sell on.

Water, planning and handover formalities

Satisfy yourself first about the water supply: where it is drawn from, the borehole and its licence, any hillside reservoir and whether it is properly consented, the volume available in summer and the restrictions already imposed. Then examine the zoning of the parcels, especially around the Perche market towns where residential pressure runs high, and whether the permanent tunnels, sheds and sales room hold the consents they need. An old building turned over to packing must be in order for the use it now serves.

The sale falls under the structures control, the French authorisation regime governing the takeover of farmland, and SAFER holds a right of pre-emption; rented ground follows its rural lease. Have the organic certification checked, how long it has run and on what terms it continues, along with the fate of box scheme contracts and public catering commitments, which do not always pass on. Lastly, find out what seasonal labour can be found locally.
