The market for a market garden for sale in Normandy rests on a few recognisable features: from the coastal sands to the loams of the plateaux, the region grows field vegetables, early crops and, on the urban fringes, pot plants and cut flowers. The properties shown on this page are entrusted to us by farmers nearing the end of their career, by firms specialising in rural property and by notaries; they state the areas, the share under cover, the washing equipment and the sales channels used. They appear within our national overview of market gardens and nurseries for sale.

This page adds to the listings what genuinely helps a decision: Normandy land values, the departments where holdings are changing hands, the equipment whose condition drives the asking price, and the checks specific to vegetable crops. Anyone starting from scratch will find the steps, the status options and the funding laid out in the white paper « Créer une exploitation agricole » (in French).

Land prices for market gardens and nurseries in Normandie in 2025

Land value drives much of the asking price for a market garden or nursery. French tax transfer statistics (DVF, vineyards excluded) show, for 2025, a median of €8,305/ha in Normandie, an average of €8,905/ha and 1,442 sales; 80% of transactions settle between €5,139 and €13,206/ha, against a national median of €5,307/ha.

On the SAFER side, the value of vacant land and pasture is set at €9,610/ha for 2025, moving +2.9% over a year and +17.2% over ten, against €6,460/ha nationally; expect an average discount of 17% where a lease is running.

What a buyer mostly acquires is a working tool and a flow of trade. The area under cover and its age, the quality of the drainage, access to water, the washing and grading line, the cold storage available, the machinery fleet and, very often, a customer base of markets, box schemes or wholesalers that passes on with the business all weigh as much as the hectares themselves. Two tools help settle it: the land price observatory for Normandy land values, the financial calculators for the repayment effort.

What sets market gardens for sale in Normandy apart

Structures, soils and harvesting machinery

Normandy holdings vary widely. On the coastal sands, tunnels and multi-span structures shelter early and spring crops; inland, open-field growing dominates and runs of cold structures are shorter. Buyers check how old the frames are, how they stand up to wind, a real question near the coast, the quality of the anchoring and the state of the films. On a greenhouse business, the boiler house, the thermal screen, the growing benches and the recovery of drainage water also come under scrutiny. The irrigation network, the source of the water and the storage capacity complete the inspection, together with the packing shed and the cold rooms.

Specialised machinery counts for more in the asking price than buyers expect: lifters, washers, graders, planters, mulch layers and forklifts represent capital that is hard to rebuild afterwards. A nursery adds container beds, overhead irrigation and the stock of young plants being grown on, which is valued separately according to its age and species. Where a dwelling house is part of the sale, insist that the house, the structures, the land and the stock appear as distinct items in the offer.

The Normandy departments

Manche stands apart thanks to the sandy soils of the Cotentin: the Créances area is known for its sand-grown carrots and leeks, and the Val de Saire grows early vegetables under a mild maritime climate. Seine-Maritime combines valley and peri-urban growing around Rouen with a well-established ornamental horticulture trade. Calvados supplies the markets of Caen and the coast, with many direct-selling holdings and a number of micro-farms. Eure draws on its closeness to the Paris region for both wholesale shipping and farm-gate sales, while Orne, more given over to grass, hosts diversified vegetable projects on small acreages.

Supply renews itself mainly where the age profile of growers is most advanced, that is in the historic basins of the Cotentin and the lower Seine valley. Around Caen, Rouen and Le Havre, competition from urban uses tightens the land available and pushes values up; in Orne and southern Eure, areas are more affordable but the consumer basin is more scattered, which means thinking through delivery logistics before buying. The distance to shipping platforms and wholesale markets is therefore worth measuring on the very first visit.

What to examine before buying

Near the coast as in the valleys, irrigation and protection of the water resource are closely regulated: restriction orders, catchment protection perimeters and nitrate vulnerable zones limit practices and sometimes the cropping plan. Check that the borehole is declared, confirm the authorised volume, look at the upkeep of the drainage networks and at the easements burdening the plots. On ground close to housing, the buffer distances applying to crop treatments govern how the land can be worked. Finally, the local planning classification determines what may later be built or enlarged.

In legal terms, the sale needs a permit issued under the structures control, the French system governing who may take on farmland, and may draw an intervention from SAFER; plots held on a rural lease stay governed by that lease, which the buyer takes on. If the holding sells direct, have the seller list what the going concern really contains: market pitches, box scheme contracts, restaurant customers, trading name. Organic certification and access to seasonal labour, housing included, close the list of checks to run before making an offer.

Private sellers, rural estate agencies and notarial practices feed this Normandy selection, which changes as handovers come up. Pick a size of holding, a budget or a type of production, save an alert that will flag the next sales, and if useful carry your search through to all the farms for sale in Normandy.
