A market garden for sale in Bas-Rhin addresses a market that is rare in France: a dense conurbation, loyal to its weekly markets and to buying at the farm gate, set in the middle of a plain of deep loam with groundwater within easy reach. The department brings together vegetable farms in the Strasbourg belt, open-field cropping in the Kochersberg and the Ried, ornamental horticulture sites and nurseries. Greenhouses, boreholes and the packing operation

The stock of structures spans very different ages: glasshouses inherited from older horticultural sites, more recent multi-span ranges, tunnels of every generation on the vegetable farms. Examine the frame and its span, whether the gutters hold, the state of films and vents, the automated venting, the boiler, its fuel and its efficiency, then the thermal screens, a decisive item in a region where the winters are genuinely hard. A greenhouse business in ornamentals is judged in addition on its benching, sub-irrigation, container beds and potting space; a plant nursery for sale, on its growing-on beds and shading.

Next comes the post-harvest end: washer, grader, cold room, loading bay, a compliant room for direct sales, delivery vehicles. Most sales cover a complete farmstead, house included, sometimes protected as local heritage. Ask for a breakdown between dwelling, farm buildings, greenhouses and land: the write-down periods differ, and the residential share weighs heavily in the Strasbourg plain. A seller may also offer the structures alone, with no buildings or land attached; that is a lighter purchase, but it assumes you already hold ground and a water supply of your own.

Kochersberg, the Ried and the Haguenau sands

The Kochersberg, north-west of Strasbourg around Truchtersheim and Wasselonne, carries deep fertile loam contested between arable crops and vegetables. Eastwards, the belt of the Eurométropole, from La Wantzenau to Geispolsheim, concentrates the holdings that supply the city markets; Krautergersheim and its surroundings remain the heart of cabbage grown for sauerkraut. To the north, the Haguenau sands and the Hoerdt area have long been associated with asparagus. The Ried, along the Ill, offers rich but wet ground. The Alsace bossue and the northern Vosges, colder and higher, hold only scattered direct-selling units, usually mixed holdings with a farm shop rather than specialised growers.

Pressure on land is the first difficulty here: urban expansion, business parks, infrastructure and arable farming compete for every parcel, and ground close to the conurbation reaches levels unrelated to the rest of the Grand Est. Newcomers do well to widen the search towards the north of the department or the edges of the foothills, accepting a noticeably longer delivery round into the city in exchange.

Water, planning and control of the takeover

Water is plentiful but regulated. For a borehole, ask for the declaration receipt or abstraction licence, the depth, the flow, the meter and the analyses; the Rhine aquifer is closely monitored and summer drought orders reach the plain as well. Then check the local plan, drawn up across whole intercommunal areas in this department, how parcels are classified and what land is reserved for future works, and whether the greenhouses and tunnels match the consents obtained when they went up. Catchment protection zones impose particular practices in places, and those obligations pass to whoever farms the ground next.

The sale goes through the structures control, the authorisation required before farming land in France, and SAFER may pre-empt. A rural lease in force continues with the buyer, including under the structures. Have the length of organic certification confirmed parcel by parcel, then the supply listings, which are sometimes granted in consideration of the seller personally. Finally, look at seasonal labour, plentiful but much in demand across the plain, and at what accommodation exists on site.
