Land value drives much of the asking price for a market garden or nursery. Land transaction data does not cover this department (Alsace-Moselle land register), so the figures below are those of the Grand Est region. French tax transfer statistics (DVF, vineyards excluded) show, for 2025, a median of €5,611/ha in the region, an average of €7,490/ha and 1,233 sales; 80% of transactions settle between €3,151 and €14,830/ha, against a national median of €5,307/ha.

On the SAFER side, the value of vacant land and pasture is set at €7,510/ha for 2025, moving -1.2% over a year and +13.6% over ten, against €6,460/ha nationally; expect an average discount of 17% where a lease is running.

Soil is not the whole of the price. What also counts is the covered area and its age, the heating, the automated fertigation, the borehole and the flow it genuinely delivers in midsummer, the cold store, the washer, the dispatch bay. For ornamentals it is the benching, the shading, the container beds and the listings with garden centres. Then comes the goodwill: box subscribers, a market pitch, a direct-sale customer base. Buying a market garden in Haut-Rhin: the points that count

Structures, irrigation and the packing chain

The relative dryness of the Colmar plain makes irrigation necessary everywhere, under cover included, so water is settled before structures are. Then examine the cover, multi-span houses, tall tunnels or glass on the older horticultural sites, checking the span, the gutters, the vents, the thermal screen and the heat generator. Verify how far the drip lines reach, the filtration, the fertigation unit and any buffer reservoir. A plant nursery for sale reads differently again: growing-on beds, drained container standing ground, windbreaks, shading, the handling gear for larger stock, and the quality of the plants in the ground, which carries much of the value being sold.

The post-harvest chain makes the difference on field vegetables: lifter, washer, grader, cold room and loading bay govern whether you can supply a wholesaler or a public caterer at all. Where the farmstead is included in the sale, breaking the price down between house, buildings, structures and land becomes essential, all the more so as old Alsatian property sells well but costs a great deal to bring up to the insulation standards now expected of a dwelling.

The Colmar plain, the Hardt, the Ried and the Sundgau

The plain between Colmar and Neuf-Brisach is the vegetable core of the department: deep loam, summer warmth, organised irrigation and city markets a short run away. The Hardt, stonier and drier towards the Rhine, produces only where watering is secure. The Ried along the Ill, to the north, offers rich soils but wet parcels that call for drainage. Around Mulhouse, the peri-urban belt holds direct-selling units and several ornamental horticulture businesses. The Sundgau, rolling and heavier, follows another logic, with small mixed farms. The vineyard foothills, given over almost entirely to vines, leave very little room for vegetables.

Competition for land comes from vines, from arable cropping and from urban growth, all sharing a narrow plain. Irrigable parcels near the two conurbations are therefore seldom cheap, and mostly come free only when a grower retires. Looking towards the Sundgau, or to the northern end of the plain, widens the field, at the cost of a longer delivery round and a thinner customer catchment.

Abstraction, planning and handover

Begin with the water title: declaration receipt or abstraction licence for a borehole, depth, flow, meter, analyses, and the record of prefectural restrictions imposed in summer. The Rhine aquifer is closely watched, and catchment areas carry particular obligations that limit what may be grown and applied. Next check the planning document, how parcels are classified and what land is reserved, then whether the greenhouses and tunnels are administratively in order, since they are often put up in stages. Along the Ill and the Rhine, look at flood exposure as well.

On the handover side, the sale remains subject to the structures control, the French authorisation needed before taking on farmland, and to SAFER's pre-emption right; any rural lease running over the parcels passes to you unchanged. Ask how long each parcel has been certified organic and on what terms that survives. Finally check the trading commitments passed on and the availability of seasonal labour, called on at the same moment by the neighbouring vineyards.
