A market garden for sale in Haute-Marne almost always follows one model: a small mixed unit, a few hectares of open-field vegetables backed by an area under cover, sold locally. This heavily wooded department is dominated by mixed farming and livestock and holds few vegetable enterprises, so every holding that reaches the market is closely watched. The files brought together here come from growers winding down, from agencies specialising in rural property and from local notaries, and cover soil types, the structures in place, the water resource and the customer base already built. Compare them with the market gardens and nurseries for sale in other departments.

This page supplies what a listing cannot hold: what local land is worth, which valleys make vegetable growing genuinely workable, how to judge structures exposed to a continental winter, and the checks a takeover calls for. Our white paper « Créer une exploitation agricole » (in French) covers how to put a start-up project together.

Land prices for market gardens and nurseries in Haute-Marne (52) in 2025

Land value drives much of the asking price for a market garden or nursery. French tax transfer statistics (DVF, vineyards excluded) show, for 2025, a median of €3,500/ha in Haute-Marne (52), an average of €4,078/ha and 169 sales; 80% of transactions settle between €2,500 and €6,210/ha, against a national median of €5,307/ha.

On the SAFER side, the value of vacant land and pasture is set at €4,560/ha for 2025, moving +11.2% over a year and +36.1% over ten, against €6,460/ha nationally; expect an average discount of 17% where a lease is running.

In a department where land stays affordable, it is the equipment and the customers that make the price. Look at soil depth and how the ground dries out in spring, how the tunnels stand up to snow, protection against late frost, the water resource and how it is drained down for winter, the washing room, the chilled volume, the propagation house, and then at what keeps the business turning: weekly markets, a farm shop, boxes, public catering, shared retail outlets. Our land price observatory and our financial calculators will help you frame the deal.

What is particular about a market garden for sale in Haute-Marne

Structures, frost protection and smallholding buildings

The continental climate sets the priorities. Start with how sturdy the tunnels are: hoop diameter and spacing, bracing, anchoring, the quality and age of the sheeting, since an under-built structure gives way in the first heavy winter. Then look at the means of raising plants, a propagation house, heated benching, an insulated germination room, all of which decide how early you can crop in a region where the season opens late. Move on to the watering system: where the water comes from, the capacity of the reserve, and whether it can be fully drained before the frosts. A plant nursery for sale is weighed differently, on the hardiness of its range, its drained container bed and its outlets among local authorities and landscapers.

Local buildings, often old and in limestone, give generous volume but cost a good deal to maintain and to heat. Check the roof frame and covering, the insulation of the packing room, the electrical capacity available for a refrigeration unit, and whether a van can get in when it snows. Where the property sold includes a dwelling, outbuildings and land, have the price divided between those parts: it is the only way to put a readable file in front of a lender.

The Marne valley, the Vallage, the Bassigny and the Langres plateau

Vegetable growing sits in the valleys. The alluvial terraces of the Marne, from Chaumont through Joinville and on towards Saint-Dizier, hold the deepest soils and the best water supply, right beside the department's main population centres. The Vallage, around Joinville and Doulaincourt, has heavier clay and limestone ground but sheltered situations. The Bassigny, towards Bourbonne-les-Bains and Montigny-le-Roi, mixes grassland and arable across scattered parcels. On the Langres plateau, shallow limestone soils and altitude shorten the season markedly and confine projects to small areas under cover.

The land market is among the least strained in the region, but the customer base is thin and widely spread, so location counts for more than acreage. A plot on a busy road, close to a town or to a visitor area, is worth more than a larger holding tucked away at the head of a valley, where every delivery eats up time that is hard to charge for.

Water, late frost and formalities before signing

Ask first where the water comes from. A captured spring, a well, a borehole or a mains connection: each calls for its own paperwork, a declaration to the prefecture for a borehole, a potability analysis if the water washes vegetables, a meter and a tariff if the public supply is used, which quickly loads the running costs. Then have the usual dates of the last spring frost and the first autumn frost spelled out, along with the share of the harvest taken under cover, because these govern first-year cash flow far more than the acreage advertised.

On formalities, the takeover goes through the structures control, the administrative authorisation to farm, and SAFER, the rural land agency, may pre-empt a land sale. Rented parcels stay subject to the rural lease already in force, which continues in your favour. If part of the land adjoins woodland, check the state of the fencing and the record of game damage, which is common in this department, along with any agreements made with the holders of the shooting rights.

Growers handing on their businesses, rural estate agencies and notaries in the department entrust us with the properties shown on this page.
