An arable farm for sale in Vendée is most often found in the south of the department, on the limestone plain running from Luçon to Fontenay-le-Comte along the edge of the Marais poitevin, where soft wheat, barley, oilseed rape, sunflower and maize occupy large reorganised blocks. The holdings gathered here come from farmers arranging their handover, from rural transaction firms and from notarial offices based both on the plain and in the bocage; each states the rotation followed, the share of irrigable ground, the storage fitted and the machinery included in the deal. They also appear in our nationwide picture of arable farms for sale.

Beyond the sales description, you need the real value of land here, the districts where holdings are coming free, a way of judging a shed and a row of grain bins, and a clear view of the approvals a takeover depends on. For anyone entering farming for the first time, our white paper « Créer une exploitation agricole » (in French) sets out each stage, from legal structure to funding plan.

Arable land prices in Vendée (85) in 2025

Pricing the land comes first in any plan to buy an arable farm. On the basis of 2025 DVF sales (vineyards excluded), the median in Vendée (85) works out at €2,442/ha and the average at €2,626/ha, across 396 transactions. The central range covering 80% of sales runs from €1,761 to €3,975/ha; nationally the median is €5,307/ha.

The SAFER benchmark, the market's second yardstick, gives €2,790/ha in 2025 for vacant land and pasture (-2.4% over twelve months, +2.6% over ten years), beside a national €6,460/ha; tenanted land is worth about 17% less.

For a similar acreage, the gap opens elsewhere: soil depth on the plain and how it holds in a dry season, drainage kept in order on the marsh margins, how tightly the blocks sit around the steading, the water that can actually be mobilised, storage volume and ventilation, the age of the machinery fleet, the basic payment entitlements passed on, and the commitment given to a local cooperative or grain merchant. Place your offer against our land price observatory, then test the funding with our financial calculators.

What sets an arable farm for sale in Vendée (85) apart

Plain soils, water and the storage plant

The southern plain sits on clay-limestone ground of very uneven depth: a few hundred metres can separate soil able to carry wheat through to maturity from a shallow groie that gives up with the first heat. Water-holding capacity, which a simple probe reveals, therefore governs yield far more than any departmental average. Along the drained marsh it is the heavy ground and the ditch network that make the difference, so ask for the drainage plan, the date of the last clearing and the record of wet seasons. A cereal farm with secure access to water moves into another price bracket altogether.

Buildings here typically combine a stone longère, framed sheds and steel bins added as the business expanded. A buyer weighs the tonnage that can genuinely be held, the seal and ventilation of the bins, whether a drier is fitted, the intake pit and whether the yard carries articulated lorries. Machinery deserves pricing line by line, combine included, whether owned outright or shared. Where the dwelling forms part of the lot, have it valued separately: its residential worth bears no relation to that of the working tool.

From the Luçon plain to the north-eastern bocage

The core of the arable land on offer lies between Luçon, Sainte-Hermine, Sainte-Gemme-la-Plaine and Chaillé-les-Marais, extended west by the drained marsh and south-east by the Fontenay-le-Comte country. Holdings are largest there, field blocks best grouped and competition among neighbours keenest. Towards Chantonnay and La Roche-sur-Yon the plain gives way to mixed systems in which crops feed a livestock enterprise. Further north-east, around Les Herbiers, Pouzauges and Mortagne-sur-Sèvre, the bocage imposes smaller fields and hedges to maintain.

That geography shows up directly in acquisition budgets. The plain trades dearly, driven by neighbouring businesses hunting for hectares and by the closeness of grain silos and the Loire estuary port facilities that open the export route. The bocage and the coastal fringe, where market gardening and housing take their share of the ground, produce far more varied situations. Gauge too how far the blocks lie from the yard: scattered fields cost real money at every harvest.

Checks to run before signing

A takeover first requires a decision under the structures control, the prefectoral authorisation regime governing new entrants and expansion, while SAFER, the rural land agency, may exercise pre-emption as soon as the sale is notified to it. Then work through each rural lease one by one: remaining term, rent, environmental clauses, and the sitting tenant's right of pre-emption. Where renting covers wide areas, one verbal arrangement never put in writing can unbalance a takeover plan. Where the business sits inside a company, the deal may cover shares and follows tax rules of its own.

Confirm that boreholes and abstraction permits are in order, that the volume granted matches the rotation being presented, and how far the summer restrictions regularly applied on the Lay and Vendée catchments weighed on the results you are shown. Look at the designations that can shape practices: water catchment perimeters, the approaches to the Marais poitevin, agri-environmental commitments still running. A look at the crop-protection store, the fuel tanks and the electrical installation rounds off the file.

This page turns over as mandates arrive from retiring farmers, rural property agencies and local notaries. Narrow by area, by budget or by district, save an alert so a new listing reaches you the day it goes online, and carry the search on to the arable farms for sale in Pays de la Loire.
