One department, four farming landscapes with nothing in common: that is what makes buying one of the farms for sale in Vendée more technical than it looks. The high bocage of the north-east breeds and finishes cattle, the central and southern plain crops on a large scale, the Marais poitevin manages wet meadows to the rhythm of the water, and the Marais breton, towards Challans and Noirmoutier, combines salt pasture, early vegetables and sand. Properties reach us from farmers winding down, from land agencies in La Roche-sur-Yon, Les Herbiers and Fontenay-le-Comte, from notaries and succession advisers; the land base, the buildings and the commitments in force are all stated. This page completes our record of farms for sale in France.

The rest is not in the listing: the true worth of a hectare, which turns on whether it sits in drained marsh, free-draining plain or bocage pasture, where handovers come up, and which approvals condition a purchase. The page gathers those markers. Where the plan is only sketched out, our white paper « Créer une exploitation agricole » (in French) details the legal and financial steps to setting up.

Farmland prices in Vendée (85) in 2025

Land forms the base of a farm's value. DVF, the property sales database published by the French tax administration (vineyards excluded), records a 2025 median of €2,442 per hectare in Vendée (85), an average of €2,626 and 396 sales; four transactions in five fall between €1,761 and €3,975, against a national median of €5,307.

The SAFER land value benchmark sets €2,790 per hectare for vacant land and pasture offered for sale in the same year, -2.4% over one year and +2.6% over ten, against €6,460 nationally. Land sold with a tenancy in place is valued at €2,430, a discount of about 13%.

Against the Pays de la Loire region, whose median is €3,267 per hectare, this department sits 25% lower. For commune-level detail and comparisons with neighbouring areas, see our land price observatory, then cost your purchase with our financial calculators.

Farms for sale in Vendée: the systems you will find

Housed livestock units alongside open-field farming

Vendée ranks among the leading French departments for poultry units and rabbit units, two contracted productions carried on small footprints that shift value towards the building. Alongside them, arable holdings occupy the plain, with milling wheat, barley, sunflower, maize and vegetables for processing, while the bocage beef enterprises run meat breeds on pasture and forage crops. Market gardening holds the sandy coast and the polders, from early potatoes to protected crops.

That structure bears directly on finance. A housed unit is taken over with a contract, a depreciation schedule and an obligation to hit technical performance; an open-field holding is taken over with land, machinery and often irrigated area. Neither calls for the same deposit nor the same guarantees. Have the livestock buildings, the land and the machinery valued separately before comparing two files that look alike.

Bocage, plain, marsh: three markets, three logics

The high bocage, around Les Herbiers, Pouzauges and Chantonnay, keeps fragmented field patterns, dense hedges and mid-sized livestock holdings; supply is steady and local demand firm. The plain, from Luçon to Fontenay-le-Comte and towards Sainte-Hermine, offers the most workable area and the dearest land per hectare, with close attention paid to water reserves and irrigated blocks. The Marais poitevin, to the south, divides between wet marsh given over to grass and drained marsh under crops, two agronomic realities that must not be confused.

Along the coastal strip, from Saint-Jean-de-Monts to Les Sables-d'Olonne, competition from housing, tourism and infrastructure makes farmland scarce and contested. Little changes hands there, and when it does local candidates are already in position. Looking for an agricultural property in that coastal band calls for patience and the ability to decide quickly.

Water, protected habitats and permissions

The compulsory route is the same as elsewhere: the sale is notified to SAFER, which may substitute itself for the buyer; permission to farm under structural control, whose thresholds the Pays de la Loire plan lays down; and examination of the tenancies in force, the sitting tenant having first call on the parcels he rents. Those three points settle what you will actually be able to work once the deed is signed.

Two local constraints come on top. Water first: regulated abstraction, substitution reservoirs, allocated volumes and summer restrictions all condition the value of a holding on the plain. Habitats next: much of the marshland falls within protected wetlands and the European habitats network, with rules on mowing, drainage and ditch upkeep that bind the new owner. Finally, housed units above certain herd or flock sizes fall under the classified installations regime.

The best filter in Vendée is neither area nor budget: it is the landscape. Choose first between bocage, plain and marsh, because everything else — management, investment, the seasonal shape of the work — follows from it. Then narrow by production and price range, and let the e-mail alert flag new listings. Retiring farmers, rural agencies and notaries across the department lodge their instructions as handovers arise, and a seller can post a property directly.
