In hedgerow country, an arable farm for sale in Mayenne often follows on from a mixed farming system: wheat, barley, maize and oilseed rape held part of the rotation to feed the herd before becoming cash crops in their own right. Supply concentrates in the south and east of the department, where the field pattern opens up. The holdings assembled on this page reach us from farmers preparing their handover, from advisers specialising in rural land and from notaries in Laval, Château-Gontier-sur-Mayenne and Évron; they set out the cropping, the rented share, the storage and the machinery. They enrich the panorama of arable farms for sale.

What a listing leaves out, you will find here: the land values recorded across the department, the districts where holdings come free, how to judge buildings inherited from dairying and their storage potential, and the checks a takeover imposes. Our white paper « Créer une exploitation agricole » (in French) deals in turn with the route into farming.

Arable land prices in Mayenne (53) in 2025

Pricing the land comes first in any plan to buy an arable farm. On the basis of 2025 DVF sales (vineyards excluded), the median in Mayenne (53) works out at €6,059/ha and the average at €6,502/ha, across 343 transactions. The central range covering 80% of sales runs from €4,600 to €9,000/ha; nationally the median is €5,307/ha.

With no local SAFER average published, the French reference applies: €6,460/ha for vacant land and pasture, €5,350/ha for tenanted land.

Size tells you almost nothing about price. What counts is the depth of soil over the schist bedrock, the upkeep of liming and drainage, the average size of the blocks and how far they lie from the yard, bin volume and lorry access, whether a drier is present, the condition of the combine and the cultivation kit, the basic payment entitlements attached to the business and the delivery contract held with a cooperative or a merchant. A crop farm already cleared of its livestock fittings spares the buyer demolition costs. Useful bearings: our land price observatory and our financial calculators.

What sets an arable farm for sale in Mayenne apart

Agronomic potential, drainage and converting the buildings

On Armorican schists and sandstones, soil depth ranges from a few dozen centimetres to a comfortable loamy horizon, sometimes from one field to the next. Ask for the analyses, the liming record, the drainage plan, the age of the collectors and the state of the ditches: on cold ground, drainage makes the difference between a steady yield and a capricious harvest. Study the shape of the fields too, still marked by hedges: short blocks lengthen headland work, raise labour costs and reduce the point of wide machinery.

The buildings tell the department's dairy story. Cattle housing, disused milking parlours and slurry stores are of no use to a cereal grower: work out what converts into a storage shed and what will have to come down. Thin storage forces delivery straight off the combine, with no choice of selling window. Where a stone farmstead comes with the land, have a separate value set on the dwelling, the machinery and the farmland before making any offer on the cereal farm.

From the pays de Craon to the northern uplands

The south of the department, around Château-Gontier-sur-Mayenne, Craon and Cossé-le-Vivien, opens the ground most suited to cash crops, with deeper loams and fields grouped together. Eastward, the Coëvrons and the Évron district, from Meslay-du-Maine to Sainte-Suzanne, blend cereals, maize and livestock on plateaux that are limestone or schist depending on the commune. The Mayenne valley, from Laval to Ambrières-les-Vallées, offers narrow alluvial bottoms, where arable land comes up in small lots rather than in blocks.

To the north, the bocage of Ernée, Villaines-la-Juhel and the approaches to the mont des Avaloirs stays dominated by grass, hedges and livestock: crops there mainly feed the herd and cereal holdings rarely come to the market. Anyone planning a takeover does well to compare several districts, since differences in potential feed straight through into the asking price.

What a takeover calls for you to check

Mayenne is classified as a nitrate vulnerable zone: fertiliser plan, spreading record, soil cover between two crops and grass buffer strips along watercourses all apply to the incoming farmer. Valley-bottom wetlands, well represented here, govern drainage, the ploughing up of grassland and where a building may go. Ask for the designations listed field by field, check the drinking-water catchment protection perimeters and, if the former livestock unit fell under the classified installations regime, make sure its closure was properly declared.

On the transaction itself, the deal falls under the structures control, the French prior authorisation governing entry and expansion, and the notary informs SAFER, the rural land agency, which may pre-empt. Read every rural lease again: remaining term, rent, environmental clauses, the tenant's pre-emption right. Have the transfer of basic payment entitlements recorded within CAP declaration deadlines, along with any company shares to buy, the fate of cooperative shares and the condition of the tanks and the crop-protection store.

Sometimes an owner selling alone, sometimes a rural property agency under mandate, sometimes a notary settling an estate: these are what keep this page supplied. Set the area, budget and district you are after, ask to be told of each new listing, then extend the search towards the arable farms for sale in Pays de la Loire.
