Hunting for a goat farm for sale in Val-de-Marne runs into a simple fact: commercial goat keeping has vanished from a department that is almost wholly built up. What farming remains sits on the eastern Brie plateau, towards Mandres-les-Roses, Santeny and Marolles-en-Brie, where horticulture, market gardening and a little field cropping dominate, with no working caprine dairy unit. Prospective farmers living here therefore buy further east or south, while keeping the advantage of a dense consumer market. The properties truly on the market are gathered among our goat farms for sale.

This page brings together land value benchmarks, the neighbouring territories where caprine farms change hands, the method for inspecting a livestock building and a cheese room, and the formalities of a takeover. Enough to frame a project before the first viewings. Our white paper « Créer une exploitation agricole » (in French) meanwhile sets out the route into farming.

Farmland and pasture prices for a goat farm in Val-de-Marne (94) in 2025

Land weighs heavily on the budget for a goat farm. This department has no rural communes in the statistical sense, so the figures below are those of the Île-de-France region. Transfers published by the French tax authorities (DVF, excluding vineyards) put the median for farmland in the region at €7,465/ha in 2025, with an average of €7,932/ha over 214 sales. Eight transactions in ten settle between €5,253 and €10,940/ha, where the national median is €5,307/ha.

No SAFER land value is published for this territory, so the benchmark stays national: €6,460/ha for vacant land and pasture and €5,350/ha where a tenant is in place.

In the districts where supply exists, acreage fixes only part of the price. The rest lies in the goat house and its ventilation, the parlour and bulk tank, the cheese room with drying room, cellar and cold store, forage harvesting machinery, the worth of the herd and its replacements, and finally the goodwill: market stalls, weekly boxes, cheesemongers and restaurants supplied. For a buyer whose customers are in the Paris region, that last item often decides matters. Measure the gap using our land price observatory, then cost the takeover with our financial calculators.

Buying a goat farm when searching from Val-de-Marne (94): the particulars

Residual farming, and it grows plants

The Brie plateau within the department is the only farmed area of any size, but its history is horticultural and market-gardening far more than grassland. The holdings that change hands there carry glasshouses, polytunnels, nurseries or field crops; permanent pasture is scarce and rough grazing all but absent. Add constraints that dairy livestock tolerates poorly: housing estates immediately alongside, regulatory distances to dwellings, effluent storage and a spreading plan that are hard to assemble, machinery movements on shared roads. Setting up a caprine unit on that kind of parcel pattern would be an experiment rather than a conventional takeover.

What the department does provide is an outlet. The Rungis wholesale market, local street markets, cheese shops and a great many restaurants form a body of customers for farmhouse goat cheese. Several producers from the Brie or the Gâtinais sell a large share of their output here. A goat cheese farm within delivery range can lean on that commercial fabric, provided you check how far it can genuinely be handed over.

Where to move the search

Neighbouring Seine-et-Marne is the most direct avenue: the Brie, the Provinois, the Loing valley and the Montereau country retain farm buildings, pasture and holdings selling through short supply chains. Essonne, through its Gâtinais and Hurepoix, offers smaller units suited to a step-by-step start. Further out, Yonne, Loiret and Aube bring markedly cheaper land and available forage acreage, at the cost of longer driving. Val-d'Oise and Yvelines round out the field for anyone aiming north or west of the region.

Weigh each property on three points: the state of the livestock building and its scope for extension, whether a cheese room is usable as it stands, and how solid the existing outlets are. A dairy goat holding already organised around direct selling spares you the most fragile seasons, when the herd produces before the customers exist.

Permits, health and land: the checklist

Depending on herd size, the unit falls under departmental health rules or under the classified installations regime, the French environmental permitting system, by declaration and then registration; a change of operator is reported to the prefecture. The order in force fixes distances to third parties, effluent storage capacity and spreading, all of which govern any later growth of the herd. If the holding processes its milk, ask for the health approval or the direct supply exemption, the food safety plan, production traceability and self-checks, failing which the cheese room will need putting right before output can resume.

On land, separate ownership from tenancy: the rural lease continues with the buyer subject to the landlord's agreement, and permission to farm comes under the structures control, the French authorisation regime for taking over farmland. SAFER may pre-empt, particularly in areas sought after by arable farmers. Lastly check the herd's health status, CAEV and paratuberculosis monitoring, the age of the milking does and the number of bucks, which shape breeding management from the first year.
