Plainly put: a goat farm for sale in Seine-Saint-Denis practically never comes up, since there is no commercial goat keeping in a department built up from end to end. Some arable land survives at the north-eastern edge, towards Tremblay-en-France, and several urban farming schemes have taken root on former brownfield sites, but none of these amounts to a dairy unit that can be handed on with herd, parlour and cheese room. Those wanting to set up therefore look further out, in the outer ring or in adjoining departments. The properties genuinely available are gathered among our goat farms for sale.

This page works as a starting point for a wider search: land value benchmarks, neighbouring districts where caprine farms change hands, what to examine in buildings and herd, and the duties attached to farmhouse cheesemaking. To prepare the route into farming, our white paper « Créer une exploitation agricole » (in French) sets out each stage, from the professional qualification to the financing plan.

Farmland and pasture prices for a goat farm in Seine-Saint-Denis (93) in 2025

Land weighs heavily on the budget for a goat farm. This department has no rural communes in the statistical sense, so the figures below are those of the Île-de-France region. Transfers published by the French tax authorities (DVF, excluding vineyards) put the median for farmland in the region at €7,465/ha in 2025, with an average of €7,932/ha over 214 sales. Eight transactions in ten settle between €5,253 and €10,940/ha, where the national median is €5,307/ha.

No SAFER land value is published for this territory, so the benchmark stays national: €6,460/ha for vacant land and pasture and €5,350/ha where a tenant is in place.

Once the search moves outside the department, a holding's value breaks down by something other than acreage: livestock building and ventilation, parlour and bulk tank, processing room with drying room and cellar, haymaking machinery, herd and replacement kids, and above all the goodwill, meaning market pitches, subscribers and resellers that follow the sale. That last point matters especially to a buyer whose customers are in the Paris region. Base your estimate on our land price observatory and our financial calculators.

Searching for a goat farm for sale in Seine-Saint-Denis (93): ground realities

A department with no caprine unit to take over

Land use explains everything. Built fabric, major infrastructure and business estates take up most of the territory; the rest is shared between county parks and managed natural areas, where grazing exists mainly as conservation grazing contracted out to specialist providers. The few cultivated parcels in the north-east are arable, not grass. A livestock building would in any case be hard to site there: the regulatory distances to dwellings, effluent storage and the spreading plan assume a rural setting the department no longer offers.

That is no reason to leave Seine-Saint-Denis out of the plan: street markets are numerous and busy, demand for farmhouse cheese is rising, and several producers' shops and box networks deliver here weekly. A goat cheese farm an hour or two away can find a steady outlet, provided the cold chain is organised and the delivery rounds are kept up.

Neighbouring districts where supply exists

Seine-et-Marne remains the first avenue: the Brie, the Provinois and the Montereau country keep livestock farms, pasture and roomy buildings, at prices below those of the regional core. Val-d'Oise, through the Vexin français plateau, hosts units run on direct selling. Essonne offers the Hurepoix and the Gâtinais, Yvelines the Mantois and the Chevreuse valley. Further out, Oise, Aisne, Marne and Yonne widen the field, with larger farmsteads and forage acreage that is easier to assemble.

Sorting rests on three simple criteria: how workable the livestock building is, whether a compliant cheese room exists, and whether a sales route towards the conurbation can be rebuilt. A dairy goat holding already supplying a creamery gives clearer cash flow, but a narrower margin than farmhouse processing.

What to verify before committing elsewhere

The activity is classified by herd size: departmental health rules below a threshold, the classified installations regime above it, the French environmental permitting system, by declaration and then registration, with the prefecture informed when the operator changes. The order in force governs distances to third parties, storage capacity and spreading, and therefore room to grow. If the unit processes, ask for the health approval or the direct supply exemption, the food safety plan, batch traceability and self-check results; without those papers, the value placed on the cheese room is notional.

On land, separate what is owned from what is rented: the rural lease continues with the buyer subject to the landlord's agreement, and the structures control, the French authorisation regime for taking over farmland, governs the permission to farm. SAFER may step in, especially where arable farmers are looking to expand. Finally examine the herd's health status, CAEV and paratuberculosis monitoring, the age of the milking does and the share of kids retained, which decide the potential of the first seasons.

The listings carried on the site are entrusted to us by private owners, agencies specialising in rural estates and notaries, in the Paris region and in neighbouring ones. Extend the perimeter, filter by acreage, budget or type of unit, then create an e-mail alert so you hear the moment something goes online. Selling your own herd and buildings? Publish your listing.
