A wedding venue for sale in the Var (83) sells a Mediterranean way of entertaining, among Côtes de Provence rosé, Haut-Var villages, the Maures massif and the Toulon harbour. Wine estates have long hosted weddings, tastings and corporate evenings, and the coast, from the Gulf of Saint-Tropez to the Giens peninsula and the Îles d'Or, draws an international clientele. The Port-Cros national park, the Sainte-Baume and Verdon regional nature parks, the Verdon gorges and Lake Sainte-Croix add to the appeal.
Typical venues are bastides (country manors) with grounds, wine estates whose cellars convert into halls, and hinterland farmhouses among pines and olive trees. This page is for buyers of an event estate or wedding venue, investors and owners planning a sale. See also venues in the Bouches-du-Rhône and the Alpes-de-Haute-Provence.

The type of municipality matters: across sales from mid-2020 to 2025, the median ranges from €343,500 (deep countryside) to €620,000 (tourist coastline). For a tourism business, coastal and tourist-inland municipalities are the relevant benchmark.

The Var ranks second in the region for large houses: a €2,700,000 median over 2021-2025 and €7,742/m² of living space, behind the Alpes-Maritimes. A wine estate or bastide fitted out for events sits in this range, sometimes above it on the coast. The country house median, €381,700 in 2025, is the benchmark for a farmhouse to convert. The type of commune is decisive: €620,000 on the tourist coastline against €424,000 in tourist inland areas and €343,500 in rural areas outside urban influence. To create or take over a wedding venue, the Haut-Var and Provence Verte offer far cheaper land than the coast.
The coast, from Bandol to Saint-Raphaël via Hyères, Le Lavandou and the Gulf of Saint-Tropez, concentrates upmarket demand, but properties with grounds are rare and governed by the loi Littoral (coastal planning law). Just inland, the Maures plain, the Vidauban, Le Luc and Les Arcs area and the Dracénie around Draguignan form the heart of the Côtes de Provence vineyard, home to wine estates that host events.
Provence Verte, around Brignoles and Saint-Maximin-la-Sainte-Baume, and the Haut-Var, from Cotignac to Aups and the Verdon, offer more affordable farmhouses and bastides, with clients from Aix and Marseille. The A8 motorway crosses the département and the A57 serves Toulon; Les Arcs-Draguignan TGV station, Toulon station and Toulon-Hyères airport, serve guests from afar.
A hall open to the public is an ERP (établissement recevant du public) of type L: capacity follows ERP rules (floor area, use, exits) and the safety commission must give its opinion; a converted wine cellar must be brought up to standard. Serving alcohol requires a suitable licence and an operating permit, even for an estate that already sells its wine; on a takeover, check the licence and its transfer at the mairie (town hall). Outdoor parties call for a noise impact study. The Maures and Esterel massifs are highly exposed to wildfire, with brush-clearing obligations; the lower Argens valley and some coastal rivers flood. Off-mains drainage is inspected by the SPANC. Our guide to buying a reception venue (in French) covers these checks.
For the buildings, large houses in the Var sold between €1,017,100 and €5,511,100 (10th to 90th percentile, DVF 2021-2025). A wedding estate with vines, halls and accommodation is priced on its land, capacity and trading record. Test your plan with our financing plan calculator (in French).
Many do, but receiving the public in farm buildings requires planning consent and ERP compliance. Check the local plan at the mairie and cost the works before signing the compromis de vente (preliminary contract).
The property is conveyed by a notaire (the public officer who handles French property sales) and the fonds de commerce (name, clients, contracts, equipment) is transferred under its own formalities. Ask for accounts, bookings and deposits, the safety commission report and the licence status.
