With too few large-house sales for a local median, the département is best read through the country house market: a €305,225 median in 2025, up 18.0% since 2020, one of the strongest rises in the region. A venue sits above that benchmark without approaching the regional large-house median (€2,475,500), which the coast pushes up. Lakeside communes, classed as tourist coastline (€351,550), clearly outprice tourist inland areas (€260,000): for an event estate, a view of the water comes at a premium. In remote valleys, the budget goes more on works than on the purchase.
The Gap area concentrates services, access and local demand for family celebrations. The Embrun area and the shores of Serre-Ponçon attract couples who want a lakeside setting and water sports. The Briançon area and the Guisane valley, with Serre Chevalier, offer high mountains and seminars combined with outdoor sports; the Queyras is quieter. To the south, the drier Buëch valley already feels like Provence, while the Champsaur and Valgaudemar offer alpine meadows below the Écrins.
Access is the key trade-off: the A51 motorway reaches the south of the département from Marseille and Aix-en-Provence, the Alpine railway serves Gap and Briançon, and guests from afar fly into Marseille, Grenoble or Turin. A venue near Gap fills more easily midweek; a remote site sells on its setting.
Mountain farms, hay barns and stone houses with steep roofs offer generous volumes, but timber frames, insulation and snow clearing weigh on the budget. A hall open to the public is an ERP (établissement recevant du public) of type L: capacity follows ERP rules (floor area, use, exits) and the safety commission must give its opinion.
